职位描述
Job Purpose
Responsible for executing rollout plans for the English Centers in Guangdong and other parts of China as needed by identifying potential locations, perform feasibility studies, negotiation leases and assessing the site viability so that it meets English standards as well conforms, or can conform to all government regulatory requirements
Key Responsibilities:
- Identification and survey of optimal English Center locations
- Building and maintaining a constant pipeline and databases of potential locations
- Feasibility analysis, of the city, district and communities identified as target trade area
- Landlord negotiation for leases, signage, parking, and other considerations as required
- Ongoing landlord management and relationship building
- Preparation and documentation as required for site location approval
- Support for legal due diligence requirements
Main KPIs (including but not limited to)
- Leases signed in the right location that are consistent (on time) to the Center opening plans of the English Annual Operating plan ( AOP )
- Lease agreements within the AOP budget
Job Qualifications:
- At least 3 years Real Estate and Roll out experience working for a multi-location based business
- Bachelor's Degree or equivalent required. Degree in Business and or Marketing preferred.
Core Skills:
- Strong negotiation and communication skills
- Self starter, able to work independently
- Driven to succeed
- Able to work under pressure
- Passionate about their work
Functional Skills
- Strong understanding of the Guangdong real estate market
- Has built a solid network of real estate, landlord and developers
- Cantonese, Mandarin and English
