职位描述
任职要求：
1.负责制定项目各项规章制度、作业流程及相关规范性文件；
2.协调物业内部工作，指导并监督项目各部门工作执行情况，保证物业管理服务质量达标；
3.负责协调、理顺与开发商、政府主管部门、有关协作部门的工作，维护良好的社会关系；
4.严格执行项目财务监督制度，有效控制各项成本的产生和费用的支出，降低损耗，节约成本；
5.监督各部门培训工作，提高项目整体服务标准和品质，为项目管理提供优质服务；
6.负责项目物业管理费及其它费用的催收；
7.及时处理项目日常重大突发、应急事件，并做好处理结果的跟踪,使损失降到最低。
任职资格
1.物业管理、房地产及相关专业本科以上学历；
2.有五年以上物业管理从业经验，其中两年以上物业客服、工程部门负责人经验，管理过5万平米以上的商业项目或超过800户大型社区的从业经验，具备物业管理前期介入经验佳；
3.熟悉物业服务内容及流程（环境绿化、保安保洁、二次装修、消防管理等）；
4.具备良好的沟通能力和亲和力，服务意识强；有较强的团队管理能力，及承受较大的工作压力；
5.熟悉国家和珠海市物业管理相关法律法规文件。
