POSITION SUMMARY:
This position will be responsible for assisting the DTC Real Estate Team with the management of the Great China real estate portfolio of leases for Nike, Inc. and its affiliates. You'll coordinate and drive the lease management through internal and external resources. You'll act as a liaison between lease acquisition, legal departments, business, finance, store construction, facilities, risk management and respective landlords/developers. You'll be responsible for recommending both strategic and financial decisions on the management of the retail real estate portfolio.

RESPONSIBILITIES
? Ensure for the timely lease renew, negotiate the lease contract and follow up the internal contract process.
? Partnership in real estate strategic planning and portfolio management, support the landlord communication/ documents/information for the Invest/Divest of existing fleet including relocation/expansion/remodel/termination.
? Provide support, effective internal/external communication, resolving and responding to day-to-day lease issues, including: billboard / storage / payment /facility/seamless /digital pay/gift card launch etc.
? Critically analyzing, challenging and correcting rent payments, ensure all the lease is well executed, manage LL/TT penalties and violations, Manage critical date/dollar lease obligations. Achieving annual cost savings and/or recovery through diligent and comprehensive audits of existing centers and reviews of the fleet.
? The creation, development and administration of critical date tracking reports (such as renewals, expirations, exclusivity, early termination rights, tenant improvement money and co-tenancy obligations)
? Manage, train, maintain and administer the lease administration management software system for the GC real estate portfolio, including monthly reporting process with lease admin vendor and status updates
? Assist in the collection of lease information from landlords and clients. Respond and provide information to inquiries from Nike team (RE, Finance, Facilities, Legal, Project Managers, etc.) regarding various subjects:
? Participate in monthly meeting and provide status updates on upcoming critical dates, discuss any open issues, projects, check in, etc.
? Work within tight deadlines without sacrificing work product

REQUIRED
? Bachelor's degree, fluent oral and written English skill.
? 3-5 years' experience as a lease administrator with solid experience in lease contract management, lease negotiation and critical data reporting, Strong familiarity with the interpretation of lease terminology and clauses
? Strong interpersonal and communication & organizational skills
? Ability to independently analyze and solve problems
? Experiences working as a part of a team in a complex, matrix organization
? Strategic thinker with high attention to detail
? Ability to manage, organize and prioritize complex projects
? Proven Proficiency in MS Word and MS Excel

? Lease contract management, lease negotiation background
? Legal profession background
? Good English expression skill
