岗位职责:

Daily Responsibilities
- Develop a viable real estate strategy which meets the needs of the company’s rapid expansion plans
- Responsible for the actual delivery of the strategy real estate development program
- Carry out feasibility studies and investment appraisals independently and present transparent project proposals to the Management Team and ensure that reports are accurate, clearly written and that risks are clearly identified so that decisions can be made quickly with confidence
- Ensure that Standards of Real Estate Governance laid down by the company policy are adhered to and that all opportunities are progressed strictly in line with the internal process set down by the company
- Responsible for the entire new store site leasing process by initiating discussion with the Senior Management Team and setting the strategy and timeline for negotiation with external stakeholders
- Lead the lease contract negotiation and achieve commercially favorable and competitive terms in the negotiations
- Uphold the company’s ethical code of conduct and ensure that all lease contracts are legally correct and comply with the country’s laws by working closely with the company’s in-house legal counsel
- Safeguard the company’s interest by minimizing risks in each project and allow flexible operation of the stores in lease contract negotiation
- Develop talent among the Business Development Team and implement succession planning

任职资格:

- High level and wide scope of commercial understanding and entrepreneurial spirit.
- Excellent presentation, communication and negotiation skills.
- Able to keep good relationship internal and external.
- University degree, minimum of 10 years real estate experience with retailers, real estate brokerage firms and/or developers
- Proven expertise and track records in retail leasing from either tenant or landlord perspective
- Able to manage the whole real estate leasing process independently (site finding, feasibility study, investment appraisals, negotiation with landlords)
- Able to see big pictures and good understanding of retail property market in China
- Fluency in Chinese and English.
