主要工作职责:
· 监督工程、电力、排水、维修和清洁各部门工作
· 处理租户的要求、问题和投诉等
· 管理和发布工作定单
· 每天早上和工程师以及维护主管交流工作
· 和租赁部主管管理租户的入驻工作
· 处理工作订单
· 参加安保部门会议
· 按照总经理要求,帮助特殊项目的工作
· 协助影棚拥有人进行特殊的建设项目
· 项目管理租户改善计划:包括招标工作、预算编制工作并完成
· 协助制作运营部主管管理各项事宜
· 申办物业改进项目
· 和租户商讨合约细节,以便物业管理
· 负责物业管理部的预算、管理和项目的优先次序
· 协助开展员工大会,帮助制作运营部主管制定公司政策
· 代表租户,确保设施、计费等所有事宜都严格遵守租约
· 准备运营支出预算:资本支出、行政费用、办公室和舞台等
· 协助准备并实施物业管理资本预算,并提出完善建议
· 给行政助理和接待委派相关工作
· 确保公司的各项政策和目标正在各部门内有序得实施并得以实现
· 每天与安保部门一起共事:处理停车场、引导标识、规程、出入口装置、事故报告等事宜
· 就以上事宜,编制预算和管理物业管理部
· 保管客户来访清单,如出现差异,处理款项备忘
· 审批所有发票,并在请购单上签署
· 准备并实施物业管理运营支出预算
· 实施办公室、舞台和行政的支出预算
· 实施公司物业管理资本预算改善
· 回应租户要求,提供所有设施问题的更新内容
· 确保产权是在政府和当地的许可下通用的

Job Overview: Manage the day to day facility operations
Reports to: Director of Studio Operations
ESSENTIAL JOB FUNCTIONS:
- Oversight of Engineering, Electrical, Plumbing, Maintenance and Janitorial Departments.
- Field requests, questions and complaints from tenants.
- Manage and issue Work Orders.
- Communicate with Chief of Engineering and Maint. Supervisor each morning.
- Work with Leasing Director on tenant move-ins.
- Process work orders for billing.
- Attend security meetings.
- Help on special projects as required by Director of Studio Operations.
- Coordinate special construction projects with Studio owner.
- Project manage tenant improvement projects: including bidding out working, budgeting job and taking to completion.
- Assist Director of Lot Operations with management matters.
- Bid out property improvement projects.
- Negotiate vendor contracts for property management.
- Budget, manage and prioritize projects of Facilities Departments.
- Assist in conducting staff meeting and work with Director of Lot Operations to create company policies.
- Act as Owner representative to tenants to ensure compliance with their leases with respect to facilities, billing, etc. issues.
- Prepare Operating Expense Budgets for entire property: CAM, Capital Expense, G&A, Office and Stages.
- Assist in preparing and administering the Property Management Capital Budget and make recommendations for Lot improvements.
- Delegate administrative work to Administrative Assistant and Receptionist.
- Ensure that company policies and goals are being met and professionally carried out in all departments on Wuxi Lot.
- Work closely with Security Department on a daily basis re: parking, signage, procedures, access systems, incident reports, etc.
- Budgeting and management of Facilities Departments listed above.
- Take client calls on invoices and if discrepancies occur, handle credit memos.
- Approve all invoices with Owner and sign off on requisitions.
- Prepare and administer the Property Management Operating Expense Budget.
- Administer the expense budgets for Office, Stage and G&A.
- Administer the Property Management Capital Budget for Lot improvements.
- Respond to owner requests and provide updates on facility issues.
- Ensure property is current on all Federal, State and Local permits, fees and requirements.
