职位: 办公室租赁部经理
工作地点: 罗利——无锡
工作概述: 向潜在客户介绍并出租可用的办公室
主要职责:
1) 通过沟通和有效的物业管理维护现有的租户群
2) 监管租户管理,包括加租金,更新租户文件信息以及所有的租赁合同
3) 由DSO负责,协助租赁条约的撰写人
4) 维护协议文件
5) 生成租户账款
6) 生成租赁部和运营部的部门通信录和备忘录
7) 维护和更新所有已进驻的租户的租金账簿
8) 每月生成一份包括所有重要合约要点和到期日的管理合同矩阵和监管
9) 使用租户们在影棚部门的联络单与他们进行联络
10) 与制作服务团队合作实现服务层次化
11) 协助运营部完成一些特殊的项目,比如制造传单,PPT展示,媒体演示,为影棚和租户大事件制作和分发传单。
12) 协助财会部收集租户在办公室租赁方面应付的账款
13) 完成年度入住率报告,市场分析图表和竞争率调查
14) 协助完成发展年度营销计划和部门预算
15) 协助准备市场营销手段和展示
16) 协调所有办公室的搬出和搬进
17) 促进和所有负责人的关系,维持干净整洁的外观,必要时,协调设备
18) 得到并保存所有保险凭单
19) 保存并更新所有租户和客户的合同
20) 生成租户的电邮地址的列表,并分发给园区各部门领导
21) 通过阅读行业报纸和在线内容,对未来潜在客户和现有客户做好研究和准备

POSITION: Office Leading Manager
PLACE OF WORK: Raleigh LOCATION
JOB OVERVIEW: Present and lease available office space to potential tenants at Raleigh LOCATION.
DUTIES/RESPONSIBILITIES:
? Maintain existing tenant base through communication and effective property management.
? Supervise lease administration, including rent increases, updating lease boilerplates and all lease abstracts.
? Assist with the creation of lease agreements, as directed by the Director of Studio Operations.
? Maintains agreement files.
? Generate tenant billing.
? Generate department correspondence and memos for Leasing and Operations.
? Maintain and update rent-roll for all locations.
? Create management contract matrix and monitor monthly to include all important deal points and due dates.
? Interact with tenants as their liaison to Studio Departments.
? Co- market with Production Services to implement layered services.
? Assist Operations with special projects creating flyers, power point presentations and media presentations. Prepare and distribute flyers for Studio/Tenant Events.
? Assist Accounting in office tenant payable collections.
? Prepare yearly occupancy reports, market graphs and competitive rate surveys.
? Assist in developing yearly marketing plans and department budgets.
? Assist in preparation of Marketing tools and presentations.
? Coordinate all office move-ins and vacates.
? Facilitate all Directories and maintain clean neat lobby appearance and coordinate with Facilities as needed.
? Obtain and maintain all certificates of insurance.
? Maintain and update all client and vendor contacts.
? Create tenant email address list and distribute to Studio Department Heads.
? Research and prepare information on prospective tenants and current tenants projects by reading trade papers and online content.
Reporting Relationships:This position reports to the General Manager
