This position holder will work in Shanghai for the 1st year then move to Beijing
Main Responsibilities
- To be the delegate of Operations function working at shopping center construction site to monitor the quality of Project delivery
- Secure design and construction meet Technic Design Manual, etc quality and reliability requirements.
- Build up Shopping Center Operation and Maintenance core team. Develop the resource competency to meet shopping centre management expectation.
- Establish operation and maintenance process, procedures and systems to align with IICG and IICG China requirements.
- Evaluate and select vendors for all necessary technical operation, maintenance and housekeeping services by providing cost effective solutions.
- Monitor and supervise MEP Test and Commissioning to ensure all the equipment and systems are functional and operational as required.
- Work with project and construction teams to get relevant government permits and certificates for Shopping Centre operation needs.
- To be responsible for the hand over from Operations perspective.
- Cooperate with tenant coordination manager on tenant related operation support .
- Together with Central Operation and Procurement, prepare contract documents, obtain competitive tenders, quotations, estimates in accordance with IICG China polices.
Requirement
- Bachelor Degree in Engineering,Master of Engineering is preferred
- 10+ years of solid facility and operation management experience in MNC.
- 5+ years in senior manager's position, working for client side is preferred. Experience in shopping center is preferred
- Experience in Project Management, Project Hand Over and Operation start up is a must. Experience in managing outsourcing contractors is a must. Experience in budgeting and cost control is a must.
- Experience in working with local government authorities and utility companies.
- Expertise in establishing proper technical documents and operation process
- Fluent oral and written English
