Overall Aim of the Job (Mission):
- The overall aim of the Tenant Coordinator-Retail Design is to safeguard the architectural theme of the shopping mall, and secure the latest brand concept from the tenant, and to develop through construction.
- Pro-actively engage and manage the Tenant and their design team through the design process, whilst providing comments on the brand concept. Responsible to review the Tenant drawings in accordance with IICG comprehensive design guidelines and Authority requirements.
Responsibilities
- Assist the greater Tenant Coordination Team and provide assistance during the development and refreshment of Tenant Handbooks and any other information required during the Tenant Coordination process.
- Communicate with the Tenant and agree a ‘Kick Off Meeting’ with the Tenant & project team, in which the Tenants designer and IICG Tenant Coordinator must attend.
- Meet with Tenants to review brand concept, demonstrate the purpose of design guidelines and ascertain the possibility of Tenant Variation Request (TVR). In addition, reiterate the importance of adhering to lease milestones.
- Receive and review concept & final design for each Tenant. The design is reviewed to ensure compliance with the design guidelines and meets with Authority requirements.
- Assess Shopfront & Signage, Materials and provide comment as required.
- Receive mep designs for each Tenant and distribute to the respective property facilities team for review. Upon completion, communicate the findings to the Tenant.
- Make recommendations to improve the quality of Tenant design wherever possible.
- Provide commentary to the Tenant Coordination Team in regard to the review and request of additional information. (if required)
- Review revised designs and provide comments as required.
- Provide written confirmation of comments and approvals.
- Review any changes requested by the tenant during the period and provide comment / approval.
- Review Tenant works and confirm as built drawings reflect completed fit-out and approved detailed design drawings.
- Provide advice to the Tenant Coordinator as and when required during the Tenant Coordination process, and attend meetings with the Tenant Coordinator and Tenant as and when required.
Specialist responsibilities:
1.Design Preparation:
- Develop; complement and facilitate tenant design, shop front & signage integrity, material standard, fit out standards and procedures.
- Establish, update and follow up design submissions.
- Clearly communicate/coordinate among the Project Teams, tenants, designer, fit-out GC, authorities and alike.
2.Fit-Out of the tenant shops:
- Work with relevant parties to ensure the tenants fit out works are carried out according to the final design drawings, approved material finishes, quality, programme and in compliance with the national, regional and IICG China safety requirements.
- Assist in obtaining permits for fit-out works where applicable.
- Review all proposed lease agreements with respect to impact on base building parameters and technical provisions, with assistance from Tenant Coordinator.
- Oversee the working relationship between leasing and project teams.
- Be a mentor to each co-worker and get the best from a design, whilst being creative & innovative.
3. Steering the tenants work:
- Assist the Tenant Coordinator to ensure all relevant permissions are obtained for any tenant fit out works.
- Undertake daily quality control inspections to ensure fit out works are in compliance with IICG China standards.
- Daily inspection of the fit out site to ensure tenants’ fit out contractors implement safety measures that are in compliance with the national, regional and IICG China safety requirements.
- Work with relevant parties to ensure fit out works progress according to agreed time table.
4. Finishing of the tenants shops:
- Secure and control all relevant permissions, especially those relating to safety and fire protection.
- All defective Tenant work is to be completed prior to opening.
- Secure all payment by tenant to IICG China are received.
Qualifications
Knowledge & Background:
- University degree in interior / retail design (or similar)
- 7 years experience in the field of interior / retail design
- Proven experience of large scale retail complex developments (preferably within Tenant Coordination)
- Good understanding of retailers needs, demands, both internationally and locally
- Work experience from LDI and International retailers
- Understand IICG concept and value
Skills & Abilities:
- Good communication skill. Interacts with others in a sensitive and effective way.
- Respects and works well with others.
- Good analytical skill
- Good oral and written capability, both in Chinese and English
- Able to learn, listen, adapt and implement retail needs
