职位描述

Responsibilities

  • Be a member of the Shopping Centre Management Team
  • Create, implement and follow up Leasing Strategy and Yearly Lease Plan for the SC
  • Manage negotiations with tenants, finalise new deals.
  • Develop and implement routines so that the tenants can perform their commercial activities in the best way.
  • Evaluate performance of tenants (monthly turnovers etc.). Collect daily sales records and tally with POS records
  • Management on the floor ( tenants shop fronts, communications, tenants compliance with centre regulations)
  • Manage the Tenants move in/move out of premises and Fit-Out work on site.
  • Hold Tenant Performance meetings towards tenants. Prepare reports, analysis towards tenants.
  • Develop and implement the centre Additional Income strategy and yearly plans and budgets
  • Excel the basic by best practice and lesson learning sharing from IICG other countries and from the rest of the world.
  • Any tasks assigned by Shopping Centre Manager and IICG China Central Commercial Manager

Knowledge

Mandatory for the position
- Basic oral and written English
- Good understanding of commercial concepts, clustering, tenant mix and positioning
- Strong leadership and people management skills, customer focused
- Good understanding of the negotiation process.
- Good knowledge of how retail tenants work and their needs

To be acquired in the role
- Good knowledge of the Property Business in general.
- Experience of setting and implementing action plans, setting budgets, provide clear direction and following up goals.
- Very good knowledge of the shopping centre market
- Good understanding of the Lease Agreement
- A good knowledge and understanding of the IKEA Values and culture

Education
- Bachelor Degree in business/property management or other academic degree

Capabilities/Skills
- Basic leadership skills
- Good communication and negotiation skills
- Business minded, striving for concluding the deal
- Ability to communicate confidently and clearly in English

Specific organisational requirements
- Business travels 25-30 days / year nationally and internationally
- Flexible working hours including weekends.
