Responsibilities:

• Secure and optimize conceptual value, rental income, fees & charges.
• Work closely with Lease Team Mgr to secure that the commercial plan is reflected in the Investment Request.
• Negotiate commercial- and legal terms, execute signature of contract, follow up and report frames and goals agreed with Lease Team Mgr.
• Work closely with project CAD architect to secure that drawings are correctly and timely updated.
• Actively search for new prospects (potential tenants) to optimize tenant mix.
• Coordinate with project tenant coordinators to secure understanding and implementation of Exhibt B.
• Secure communication flow, follow up deals done with project tenant coordinators, securing that adequate information is timely provided to tenants regarding hand over date.
• Provide leasing administration department with relevant input to produce Heads of Terms and Lease Agreements.
• Proof read and follow-up Heads of Terms and Leasing agreements produced by leasing administration, quality control of lease summary.
• Secure and control payments (deposits, rents) according to agreements signed.
• Resolve complaints and enforce terms in lease agreements prior to handover.
• Log all relevant tenant activities in the CRM system.
• Act professionally, uphold and showcase high ethic & moral integrity, always strive to be an ambassador for IICG and the values we stand for.

Qualifications

Knowledge& Background:

• University degree in finance, legal, business or marketing is preferred.
• >5 years experience from working with shopping centre development, retail expansion or leasing within development/real estate companies, rich knowledge and network over Wuhan local fashion market, experience from working in international organizations is preferred.
• Language: Fluent in Mandarin, English is preferred but not mandatory.
• General understanding of commercial concepts, clustering, tenant mix and positioning.
• Sound skills in Microsoft Office software (Word, Excel, and PowerPoint)

• Compared to individual and company/project goal setting

• Commercial terms secured compared to goal setting
