职位描述

Role & Responsibilities


1. The DM shall co-ordinate the internal flow of design information between the different departments within the company, ie leasing, construction (with the involvement of all technical specialist), finance, legal, marketing and operation. Secure internal decision on design (final decision taken by project leader). Collect the information into briefs to BDP. Secure that BDP has implemented the Brief. Then the DM should guard the commercial design. The design manager co-ordinates all the disciplines and the construction manager is responsible for the technical content in the design. Management & Co-ordination (set goals, time schedule, follow up & report deviation)
2. Design manager to be in the lead of all the design up till start of construction. The Design Manager shall have the decision power of the design in agreement with the project leader. Then to be a support function to construction during the construction phase with the main objective to secure the commercial design.
3. Synchronize design between BDP, TJAD and other design consultants (if not stated otherwise). The construction manager is responsible for the technical aspects of the design. The design manager should guard the concept and prevent that technical aspects will affect the commercial concept.
4. Secure the commercial design by BDP is implemented by LDI.
5. Secure that building code, fire regulation, road legislation etc. is implemented by BDP in Phase 3 and onwards.
6. The Design Manager should be part of choosing the design consultants for the project.

SPECIFIC TASKS ACCORDING TO PSA

Functional layout
- Vertical & horizontal communication
- Position of entrances
- Customer flow - inside & outside building
- Traffic signage
- Flow of goods
- Garbage handling
- Car flow
- Detailed shop location plan (floor plan)

Good practice guide
- Good practice guide technical and commercial design

Family friendly concept
- Family friendly shopping centre
- Drawings, descriptions of how the mandatories are implemented
- Drawings & description of which non mandatory family friendly items to be implemented
- Location of "Kids corner" - playground (rules and guidelines)


FOLLOWING MANUALS TO BE SECURED IN THE DESIGN BY THE DESIGN MANAGER
(The Project leader is overall responsible to the Steering group for the implementation of all manuals)

* Strategic principles
* Family friendly Concept manual (input should be given by operation)
* Food & Beverage manual (input should be given by operation)
* Tenant handbook (developed by Design Team Manager or General Design Manager for all 3 projects).
* Global signage manual (Addendum for China developed by Design Team Manager)




Qualifications

Knowledge& Background:

- University degree in architecture
- >10 years experience in the field of architecture
- Work experience from LDI
- Work experience with foreign architect firms
- Understand IICG concept and value

Nice to have:

- Commercial project experience

- Good communication skill. Interacts with others in a sensitive and effective way. Respects and works well with others.

- Good oral and written capability, both in Chinese and English
