Responsibilities
? Establish operation and maintenance process, procedures and systems to align with IICG and IICG China requirements. Set up organic mechanism to optimize planned maintenance, predicative maintenance and corrective maintenance to achieve the best cost and quality balance.
? Supervise the performance of the appointed management company and evaluate and select vendors for all necessary operation, maintenance and cleaning services by providing cost effective solutions. Manage in house staff and outsourcing service provider/Property Management company to achieve company and shopping centre business goal and performance expectation. Execute resource plan (in-house/outsourcing) and secure the service as planned.
? To be the delegate of Operations function working at Wuxi shopping center construction site to monitor the quality of Project delivery and timely give feedback to Project and Construction teams.
? Build up Wuxi Shopping Center Operation and maintenance core team. Develop the resource competency to meet shopping centre management expectation.
? Lead team to manage the operation for the successful Grand Opening. Maintain the operation to ensure the effective delivery of repairs, maintenance, cleaning and improvements works
? Work with project and construction teams to get relevant government permits and certificates for Shopping Centre operation needs.
? To be responsible for the hand over from Operations perspective. To develop and prepare the hand over checklist, together with corporate assigned consultants, check and validate project quality and make smooth hand over to operations. Engage the hand over process with Shopping Center Manager, Project manager and Construction Manager.
? Cooperate with tenant coordination manager on tenant related operation support and fit out related information coordination. Help tenants as needed per their request.
? Establish the operation cost and utility consumption database. Plan and budget for the operation and maintenance accordingly.
? Cooperate with Safety and Security function to create an injury and incident free working and shopping environment.
? Excel the basic by best practice and lesson learning sharing from IICG other countries and from the rest of the world. Strive to being the benchmarking and Mall of Destination in china market ( through operation KPI ).
? Communicate and coordinate with relevant government Bureaus and utility companies
? Any tasks assigned by Shopping Centre Manager and IICG China Central Operations.
Qualifications
? Bachelor Degree in Engineering or related subject
? 10+ years of solid facility and operation management experience in MNC.
? 5+ years in senior manager's position, working for client side is preferred. Experience in shopping center is preferred
? Strong leadership and people management skills, customer focused
? Experience in Operation start up is needed. Experience in managing outsourcing contractors is needed.
? Experience in working with local government authorities and utility companies.
? Strong analytical and problem solving skills
? Good planning and execution capability
? Good communication and interpersonal skills
