PURPOSE OF THE POSITION
(The main reason for the position, in what context and what is the overall end result)

?Primary responsibility is to assess and evaluate the feasibility of investment opportunities in the logistics or industrial for the funds under management and also for company

?Responsible for seeking investment approvals from investment committees and boards of Company,

?Responsible for underwriting and preparing feasibility studies and financial analysis on investment opportunities

?Responsible for deal negotiation, documentation and completion for all approved investment opportunities

?Responsible for updating property level feasibility studies on invested properties on a regular basis (assisting Asset Management)

?Working with Business Development to structure deals for investment by the funds or third party capital partners

?Overall responsibility to for investment in China

?Responsible for developing relationships with all investors and maintaining good relationships with them.

?Responsible for the preparation of all quarterly investor reports, business plans, budget

?Responsible for the preparation and updating of portfolio models to monitor fund returns

?Any other duties that the GM may assign


KNOWLEDGE SKILLS AND ABILITIES
(The knowledge, skills and attitudes required for satisfactory job performance)
Education

?Candidates should have a Degree in Finance, Investment, or Real Estate, with working experience in the Logistics or Industry Park
?CFA charter holder is preferred

Job related experience
?Minimum 10 years of relevant real estate investment experience and proven track record in investment and fund management

Knowledge
The incumbent must have proficient knowledge in the following areas:
Proficient knowledge of logistics Investment, Finance and Real Estate
Working knowledge of computers and PC software

Skills
The incumbent must demonstrate the following skills:
Ability to structure deals to meet requirements of vendors and investors
Ability to write proficiently and in a convincing manner for investment proposals
Good number sense and grasp of financial statements
Ability to work comfortably with and assist a wide range of individuals in variety of situations and be an effective team-player
Good written and oral skills both in English and Mandarin
Good communication skills
