1、机械制造、机械设计或机电专业类的大学本科专业背景
2、至少10年以上的设备维护经验,5年以上的管理经验
3、年龄在36岁左右(32-40岁之间)
4、熟练掌握英文口语和书面表达,善于沟通,善于管理
5、有物业公司类背景者优先考虑,曾从事过大型企业、工厂设施维护工作,专业知识和技术过硬,做过设备维护方面的负责人
岗位职责:
1、按照ADEN及客户设备管理发展的要求,结合实际建立并推进设备管理目标的实现。
2、深刻理解安全的重要性,能够熟练掌握安全程序并严格,高效地在日常工作中应用安全工作许可证制度,从而有效实现安全管理的目标。
3、建立5S相关责任制,并深入推进现场的5S和视觉管理工作,使得相关的工作区域干净,整洁。为提高整体团队的素质奠定基础。
4、有效推动工厂中的真正设备巡检工作和预防性维修计划工作,不断跟踪及优化巡检和预防维修的结果,有效优化客户投诉率,预防维修率,巡检率。
5、进行设备的潜在风险分析,采取措施以便避免来自于设备备件,设备维修和操作方面的风险。
6、立设备的技术信息系统(在设备的检修,客户的投诉,设备的故障等方面形成有效的分析、行动、总结、优化体系);在有效利用设备的技术信息的基础上不断提高设备服务的质量。
7、使所有的设备管理行为符合政府,客户及公司的管理要求。
8、以ADEN的要求培养和发展团队员工,不断提高团队技术素质从而达到团队技术素质不断发展的目的。

The main business scope of ADEN shall be the activities directly involving catering, cleaning and security services for buildings, companies, department stores industrial zones, hotels, schools, etc.
The Company services and servicing methods are determined to meet the international standards and to satisfy technical requirements of China.
Mission
To lead and oversee all the company Maintenance activities in BJG
Functional management of MTN Employees
DUTIES & RESPONSIBILITIES
Take responsibilities on routine service and maintenance for compressed air system, vacuum system, elevator and escalator, F.S shutter, F.S system(Fire service), heating, ventilation, Air conditioning system, Building Management System, conference facilities, LAN cabling and emergency repair for the systems mentioned above
Draw out plans of inspection, test, service and maintenance for HVAC, BMS, F.S., electrical system, etc. and work following plans
Make sure all of equipments mentioned above are running safely and smoothly. To lead and guide technicians working in safety manner and in compliance with relevant regulation, norm and procedure
Ensure maintenance activities are performed under QC/QA procedure
Ability to coach technicians
Work out material and spare parts plan and submit them to client
Contribute to energy saving and cost saving based on equipment running condition
Audit and evaluate member performance of the team
Report to facility manager regarding technical operation management
In charge of technical daily operating on all equipments
Direct team on work arrangement, troubleshooting and process establishment
Cooperate Technical maintenance team to modify equipments set up or adjustment
Cooperate with Helpdesk to raise internal working order or verify the working order requested by client
Energy saving implementation & suggestion
As an assistant to execute the task assigned by facility manager
Assist Project team for any project implementation
Draft budget and control spending
Responsible to provide a safe and comfortable working environment for all occupants and maintaining well-organized facility operations / maintenance programs focused on preserving and enhancing the value of the facility
To initiate, direct, monitor and control daily performance of technical operations to ensure that all activities are performed
To deliver high quality, prompt and courteous Facilities Management services in support of Nokia’s customers’ business needs
To comply with all company and Nokia policies, procedures and standards including EHS requirements
Comply with professional ethics and laws governing professional behavior
MAIN CONNECTIONS
With personnel on site to animate and organize work
With clients, in order to maintain good relationship
With hierarchy to inform on a regular basis of the good operational practice and submit practical problem
With functional hierarchy of the Management to submit reporting per competency
Qualifications
College diploma or above
Major in one of HVAC, water supply & sewerage, chemical mechanical, mechanical or mechatronics with at least 8 years experience in plant maintenance, facilities management or project management and a JV experience would be an advantage.
Customer-oriented sense and teamwork spirit.
Good English reading and writing skill, basic oral English skill will be preferable.
Working knowledge of computer skills in Windows and Microsoft Office.
Self motivated, hard working and good health.
Flexible to travel often in Mainland China
Good communication skills
5 years of Facilities Management, or related fields, experience required.
Strong PC and information technology skills.
Possess a service aptitude and a customer-service approach to problem resolution.
Strong skills in vendors management and contract negotiation
College diploma or above
