职位描述
Roles and responsibility 工作职责
? Ensures that facility services are provided in compliance with the LSA, and the level of quality meets or exceeds designated KPI values.
? Be responsible to provide a safe and comfortable working environment for all occupants and maintaining well-organized facility operations / maintenance programs focused on preserving and enhancing the value of the facilities.
? To assist the Project Manager in establishing and maintaining good relations and effective communications with the customers and team members;
? To assist the Project Manager in the development and delivery of best practice initiatives and leading the team members in the development and execution of continuous improvement programs;
? To initiate, direct, monitor and control daily performance of operations, maintenance and facility team members and ensure that all activities are performed
? To deliver high quality, prompt and courteous Facilities Management services in support of customers’ business needs
? To assist the maintenance and Client Collaboration team with identification of savings in operating costs in the ongoing management of the premises
? To provide training, management and guidance to directly employed staff in accordance with Cushman and ADEN Human Resource guidelines. To assist the Facilities in the development and delivery of best practice initiatives and leading the team members in the development and execution of continuous improvement programs
? To comply with ADEN and Client policies, procedures and standards including EHS requirements. Quality Paragraph
? Responsible for resource planning and competence development of site teams. Prepare and conduct staff performance reviews.
? Prepare annual business/operating plan. Seek advice from corporate engineers, with respect to the operational maintenance and repair program to ensure that competitive contracts and in-house maintenance standards are maintained and funds are available to support this program.
? Management of staffs and suppliers.
? Management of budget, equipment and materials.
? Management of contract and subcontractors
? Management of technical systems operation and maintenance including electrical, HVAC, Building Management System, Fire Fighting, Plumbing and Drainage, Compressed Air and Vacuum System, Elevator and Escalator, Decoration, ELV system, Special Equipment and Pressure vessels etc.
? Management of Risk and Crisis, including regular review and update on risk analysis, business continuity plan, emergency response plan etc.
? Management of Energy Savings Program
Qualification and requirement 资历及要求
? College above, major in relative industry aspect – electrical, mechanical, HVAC, etc.
大学以上学历。
? Servicing work experience in maintenance aspect and facility management in industry for 8 years
8年以上工业领域维修及设施管理实际工作经验。
? Working experience in joint verture or forgin enterprise will be a plus.
有合资企业或外企工作经验
? Good English writing skill and general oral skill.
良好的英语书写能力和一般的英语口语能力。
? Team work spirit and be able to work under pressure
具有团队合作精神并能在有压力环境中工作
? Strong PC and Microsoft Office skills.
较强的使用计算机和微软办公软件的能力
? Possess a service aptitude and a customer-service approach to problem resolution.
