职位概述:
此职位将负责嘉民在西青物业的日常管理工作,包括协助嘉民指派的任何第三方物业管理公司的运作管理。
主要职责:
+ 营运
- 协调任何嘉民指派的第三方物业管理公司的嘉民物业的运作。
- 确保楼宇运作顺畅,同时所有厂区和机械设备均要维持在最高的标准。
- 与营运经理汇报有关西青物业的营运管理架构所需的改变,确保维持有效的营运成本。
- 负责楼宇每日的详细工作日志:
- 每日事件
- 检查
- 故障
- 受伤
- 工程承包商
- 监督委任的建筑维修人员或承包商以确保维持及保养建筑结构,并统筹大型及主要的建筑改建和维修工程。
- 定时管理所有第三方服务合同。
- 负责有关运营成本,合同谈判及项目管理和监督的所有事项。
- 直接领导所有物业员工。
- 确保所有厂区房间、储藏室等常维持在一个干净和整洁的状态下。
- 确保任何时候现场通行管理系统都在可运营情况下。
- 确保停车处无瓦砾,油渍或垃圾。
- 协助营运经理对楼宇的各系统制定运营规范。
- 库存管理及楼宇所需物品签收,包括卫生间必需品等,但不包括租户物品的签收。
- 维持保安管理系统,如门卡更改、故障报告等。
+ 租户关系
- 每日与租户联络,并满足符合他们的服务要求。
- 处理租户关系,仓库范围内的主要租户联系人。
- 定期制定一个有效的租户联系制度。
- 时常留意租户的,并适当地提供有关的协助予我们团队成员。
- 确保租户准时交租及协助有关欠租的事宜。
+ 管理
- 在营运经理或公司其它经理的指示下,以确保楼宇高质量及顺畅的运作。
- 在适当及需要的情况下,直接监管并协助维修团队。
- 提供每月楼宇管理报告予营运经理。
- 协助物业经理制定资本开支和楼宇运营成本。
- 负责编码及查核核准并对所有供应商和服务商的发票。
+ 核实财务部提供的所有租户发票。分发所有租户的发票。向物业经理汇报任何发票差异的详细,向所有租户分发所有已经批准的发票,如有需要,需向租户解释发票。
+ 完成其它不定时由上级委派的任务。

Position Overview:
This role will be responsible for the day to day on site management of the Goodman properties in the Xiqing area which will include the management of any third party property management companies appointed by Goodman to assist with the on site operations.
Key Responsibilities:
+ Operations
- Co-ordinate any third party management company that has been appointed to manage the on site operations
- Ensure that the building operation runs smoothly and all plant and machinery is maintained at the highest standard
- Advise the Operations Manager on any changes required to the management structure of the Xiqing properties to ensure operational and cost efficiency is maintained
- Maintain a detailed daily log for the building recording:
Daily occurrences
Inspections
Breakdowns/faults
Injuries
contractors on-site
- Maintain and upkeep building fabric and services through supervision of assigned building maintenance staff or contractors and to co-ordinate major alterations and repairs of building.
- Administration and management of all service contracts awarded to third parties from time to time.
- Undertake of all matters relating to operating costs, contract negotiation and administration, project supervision, etc.
- Provide direction and leadership to all on-site staff.
- Maintain all plant rooms, storerooms etc in a clean and tidy state.
- Ensure that the site traffic management system is operable at all times.
- Keep the car parks clear of debris, oil and rubbish.
- Assist the Operations Manager in formulating operational guidelines for the various systems within the building.
- Stock control, receipt of goods delivered to the building for the building i.e. toilet requisites etc. but not including tenant deliveries.
- Maintain the security system ie. key card alterations, fault reporting.
+ Tenant Relations
- Daily liaison with tenants and attend to their service requests.
- Be the single point of contact for all on-site activity within the warehouses.
- Develop sound positive tenant contact on an ongoing, regular basis.
- Maintain awareness of tenant activities and inform and support other team members as appropriate.
- Ensure prompt tenant payment of invoices and assist with the collection of arrears.
+ Administration
- Take directions from the Operations Manager or other company officers in ensuring that the buildings operations are both continuous in nature and of the highest quality.
- Directly supervise and assist maintenance team when required.
- Provide the Operations Manager with monthly management building reports.
- Assist the Property Manager to establish Capital Expenditure budgets and building operations budgets.
- Approve and code all supplier and service contractor invoices.
+ Verify all tenant invoices produced by Finance Department. Distribute all tenant invoices. Report variances/discrepancies to Property Manager,distribute and explain as necessary,all approved invoices to tenant.
+ Any other duties as assigned from time to time.
