Real Estate provides commercial real estate support to the 235 AP locations across a range of disciplines including Lease Administration, Pobartfolio Management, Facilities Management and Transaction Management.
The position is specifically responsible for managing vendor relationships and directly participating with the negotiations for lease obligations within the AP Portifolio consisting of 200+ locations to ensure that any and all obligations are negotiated in the best interest of IR and the respective Sector businesses. This person will be the principal contact and advisor to the Sectors and will provide oversight, professional real estate advice and recommendations to assure that the liability and exposure positively impacts the associated financial implications for the Sector Operations. In addition, this position will also be responsible for supporting the facility function and related duties for our corporate office located in Shanghai.
Job Description
1. Acts as the principal contact and advisor for all client activities surrounding lease renewals, expansions, relocations and acquisitions for leased locations within the AP portfolio consisting of approximately 200+ locations/4.o Million square feet
2. Lead Real Estate representative to ensure that facility needs meet the business expectations
3. Monthly forecasting and reporting of activities and results
4. Working with the brokerage communities to develop RFP¡¦s crafted to meet business goals and objectives
5. Managing broker and landlord relationships
6. Engaging internal and external legal counsel to review lease documentation and ensuring that lease terms and conditions are reflected in the agreements
7. Introducing and recommending real estate policies & best practices
8. Constantly review, evaluate and recommend opportunities to reduce rental obligations, produce revenue through disposition of properties and enhance the portfolio. This includes adopting a tactical approach to active transactions and positioning strategic approach to ensure that the lease financial obligations align with longer term real estate plans
9. Trouble shooting lease issues with landlords
10. Interfacing with financial controllers to ensure that rental payments are in line with the obligations
11. Negotiating business terms and conditions related to leases directly with landlords as required
12. Identify and introduce resources/skills necessary to completed engagements/assignments in a timely manner
13. Produces complex financial comparative analysis
Job Requirement
1. Team builder who can motivate and negotiate effectively with key employees, clients and equally importantly with vendors brokers, landlords
2. 5-10 years of experience in building infrastructure/quality/configuration efficiencies an asset
3. 5-10 years of progressive brokerage/transaction experience in commercial lease negotiations
4. Bachelor degree in a business related area
5. Strong analytical and quantitative skills with ability to solve problems on complex topics
6. Ability to write reports and make effective presentations
7. In depth knowledge of financial terms and principles relating to real estate leases, negotiating terms, conditions, principles, policies/practices
8. General understanding of contract law
9. Effective verbal and written communication
10. Strong computer technology skills
11. Excellent interpersonal skills
12. Demonstrates effective listening, communication and delegation skills
13. Exhibits self-confidence with an independent mindset and approach
14. Possess excellent organization, administration, and time management skills
15. Ability to make timely decisions
16. Diligent and capacity to make extended efforts to meet company expectations

18.Pro-actively monitors business requirements across business lines/entities by identifying opportunities that significantly reduces lease costs and future financial liabilities.
