Job Summary：
- Deliver the required Investment Proposal IPs / New Store Openings (NSO) in the area of responsibility based on METRO China’s country expansion strategy.
KPIs: Number of approved IPs, Number of NSOs.

Key Tasks and Responsibilities
- Support to search and recommend suitable sites for the new stores according to country / city expansion strategy.
- Conduct negotiation with landlords, developers, and relevant government departments.
- Participate in the planning of the master layout plan for new stores.
- Participate in the preparation of investment proposal for management approval.
- Negotiation, preparation of contract leading to the signing of “Letter of Intent” for the acquisition of land / property.
- Upon formal IP Approval, prepare and complete the registration and establishment of a local METRO Real Estate Company (if necessary), to support all matters related to land / property acquisition and the setting up of a new store.
- Support Regional Expansion Manager to coordinate with internal Construction team on all matters related to the construction of the new store.
- Participate in activities related to governmental and public relations to ensure that all work related to the purchase /lease of land / property and the construction of store progress in the smoothest possible manner.
- Ensure that all activities carry out by METRO China are well within the protection of the PRC and local legislation requirements.
- Other tasks assigned by line.

Qualifications
Education:
-Bachelor degree or above in Economics, Business Management and /or related subjects

Experience:
- Minimum 5 years of expansion / investment experience in retail or FMCG related industry
- Good knowledge of commercial real estate and practice in Real Estate evaluation and land purchasing procedure.

Skills and Competencies:
- Good commercial understanding and entrepreneurial spirit.
- Be mature and self-disciplined with ability to work independently and under stress
- Ability to coordinate activities amongst various parties
- Good problem solving and negotiation skill
- Good written and oral communication skills in English and Chinese
- Willing to travel.
