1. GL related:

  

1. Complete GL vouchers for all accounts on time and accurately

2. Run the AA module (Fixed Assets) and maintain the FA list and run the Fixed assets depreciation

3. Prepared the Banks reconciliation preparation

4. Check SAP figure against BPC ,figure out all variance check the difference in BPC.

        

1. RE and PM related:

  

1. Check the new contract's terms and information in SAP which input by LM team

2. Check monthly billing（include rental ,PM fee，utilities，other surcharge and sales data if has GTO）

3. Print out debit note, and send the debit note and summary sheet to AM and Finance  manager to review and approve.)

4. Calculate amortization, figure up the monthly operating revenue

5. Run monthly aging report

6. Create a computer folder to save and manage the leasing contracts

7. Review LPI and do the accounting treatment.

8. Manage the spare material inventory in system

9. Prepare the amortization report of rent , depreciation report of investment real estate, amortization report of long-term deferred expenses

                  

1. Financial report preparation:

  

1. Prepare and complete monthly financial reports (Audit Schedule, cashflow and forecast report) by 1st week of the following month

2. Prepare variance analysis on time

3. Extract SAP data,  upload to FW and generate PRC report reconcilation of the data between SAP and Formware

4. Completed the quarterly and yearly report from HQ, included YE Input sheets, RPT report, non-audit service fee report and so on

        

1. Budget and forecast:

  

1. Complete budget and forecast works, and input in BPC and upload to SAP, make sure the budget and forecast data is accurately

2. Complete the analysis report for budget and forecast

3. Process the budget document in SAP

      

1. Audit and Tax declaration

  

1. Prepare audit related document, contact and assist auditor to complete the audit reports

2. Prepare tax payables claim and related documents to e-approval and tax team, declare the monthly VAT, surtax, stamp tax through e Tax online portal on time

3. Declare the quarterly and yearly CIT ,yearly financial report and Related party report through eTax online portal on time

      

1. Finance filing

  

1. Print and sign off monthly GL/AA vouchers in accordance with CSA requirement

2. File vouchers with relevant supporting documents, trial balance & journal and various reports as required

3. Update contract index summary, filing of hard copy and soft copy for signed new contracts and Email Contract Index per Group legal requirements

     

Job Specifications:

  

1. University degree in Financial or Accounting, and college English test-4

2. 8 years working experience, including at least 4 years Finance experience（GL accounting） in real estate (leasing of commercial properties)

3. Good command of English, especially in reading and writing

4. Familiar with office computer software, preferably with SAP experience;

5. Able to work under high pressure with team work
