JOB RESPONSIBILITIES 工作职责:
- Project Operation
1. To have a thorough understanding of the contract and ensure that the service delivery and contractual obligations are delivered and executed in a manner that fosters and achieves customer satisfaction.
2. Develop, implement, and oversee strategic direction for the account and strategic provision of services; will serve as a single point of Beijing WeWork sites.
3. Deep communication with local operation team to achieve Service Level Agreements to Key Performance Indicators at optimum cost for client.
4. To initiate, direct, monitor and control daily operation.
5. To undertake ad-hoc projects that you may be required at the Company's reasonable discretion.
6. To attempt to pro-actively keep manager informed of all potential issues/concerns regarding assigned properties and/or department procedures.
7. Develop quality management system, standard operation procedures for WeWork-Aden FM service.
8. To lead the team in the preparation of long range operating strategic.
9. To lead the team members in the development and execution of continuous improvement programs.
10. To maintain collaboration relation on behalf of Aden with other client collaborators. Eg.CM team.
11. To ensure all working papers are in a suitable format and presented in the appropriate time frame.
12. Provision of high quality FM services to clients with Aden’s business objectives, policies, procedures and ethics.
13. Overall management for new business transition in WeWork
14. Be responsibility for deploy WeWork/Aden strategy, maintain a consistent, high quality service across whole Beijing. And align with China.
15. To carry out any other assignments as directed by Line manager.
- Business Relationship
1. To establish and maintain good relations and effective communications with the customers.
2. To initiative business extension, take liability to enhance business profit by operation optimization.
3. To develop strong relationships with all key personnel in clients’ organization.
4. To develop value-creating opportunities to the client by ensuring continuous transfer of know-how from C&W business.
5. To develop and maintain a detailed understanding of client’s business and key factors influencing their requirement for our services.
6. Provides solutions and options to meet new strategies and goals set by Merck.
- Finance and procurement
1. To approve invoice batches submitted by field personnel.
2. To prepare the monthly variance reports.
3. To prepare the necessary files for budgeting and ensure client’s requirements are met.
- Team Work / Staff Retention
1. To establish and maintain good relations and effective communications with team members and BU.
2. To direct, monitor and control the performance of all team members and ensure that all activities are performed in a safe and efficient manner.
3. To provide training and guidance to first line staff, cleaners and technicians.
NECESSARY COMPETENCIES 必需具备的知识和技能:
1. Minimum 3-5 years working experience in related field with previous experience in managing cleaning or maintenance facilities service of over 500 tenants/occupiers is preferred
2. Good leadership and interpersonal skills
3. Ability to understand contractual documents and able to incorporate contractual requirements into the work system
4. Good communication skills
5. Good command of Chinese and English language (written and spoken)
