GENERAL JOB DESCRIPTION:
The position oversees the day-to-day operational management of a portfolio of industrial properties ranging from offices to factories.
Directs, supervises and coordinates all aspects of facility and operations management for the portfolio, through the appointed Facility Management vendor.
KEY RESPONSIBILITIES:
Responsible for preparing annual budgets for the portfolio of properties
Monitor and control monthly expenses for facility services operations against budget plan
Able to carry out life cycle costing comparisons and energy audits
Prepare all documents for requests for quotations and tenders as necessary
Responsible for maintaining a management system to regulate work order and preventive maintenance programs
Maintains inventory management system for equipment and supplies
Ensure compliance with all building codes and regulations
Responsible for operational risk management e.g. Insurances, OSHA
Plan and schedule all work activities, projects and tasks related to facilities
Supervises the preparation of schedules for routine and preventive maintenance, cleaning and inspection of grounds, buildings, structures, plumbing, electrical fixtures, appliances, HVAC equipment and other facility components
To conduct review and make recommendation to appoint Facility Management vendor
Conduct performance reviews for appointed Facility Management Staff / Vendor
Work closely with Asset Management with a common goal to enhance the value of the firm’s properties
QUALITATIVE REQUIREMENTS:
Candidate must possess excellent verbal communication and writing skills in Chinese. Fluency in written and spoken English is an advantage.
Strong interpersonal skills and ability to manage multiple projects concurrently
Exceptional management skills
Possess problem-solving skills and the ability to manage budgets
EDUCATIONAL & PROFESSIONAL REQUIREMENTS:
Successful candidates for this role must possess a four-year degree in an engineering field from a reputable university. For senior-level position candidates are also required to have a minimum of ten years of professional experience within facilities management.
