Responsibilities

• Conceptualize and execute research projects that will assist the Company in concluding business transactions with the benefit and support of research findings.

• Monitor research databases to cover the following key markets / sectors: office, residential, retail, industrial, hotel, general macro-economic trends, planning and regulations, specific business sectors information and data.

• Update research databases at least once a quarter and to include but not be limited to supply, demand, take-up, rental rates, sales rates, vacancy, transaction data - sales and leasing etc. (numeric and graphic).

• Produce bi-lingual research reports to the standard, form and quality demanded by the company and manage delivery to pre-determined recipients in the appropriate format (e-mail, print / post, website etc.). Reports to include, subject to discussion and confirmation:

• Quarterly market research reports, Shanghai (sector specific market reports for commercial and retail).

• Occasional papers / client specific / other reports (e.g. micro-market reports; new developments; real estate law; emerging CBD development plus other topics).

• Monitor the real estate markets in Shanghai and provide fortnightly up-dates to other staff members of new commercial, residential, retail and industrial developments that are planned, under construction or due to complete within Shanghai.

• Monitor newspapers and journals and clip real estate market and company related articles as they relate to Shanghai and our business and produce a bi-weekly Greater China news report for distribution externally and internally.

• Coordinate with the research team in Hong Kong and Asia Pacific, and insure on-time delivery to them of periodic market reports for inclusion in “Prime Asia Development Land Index”, “Asia Pacific Prime Office Rental Index” and “Asia Pacific Residential Review”.

• Coordinate with the research team in UK and the marketing team, and insure on-time delivery to them of the Chinese translated global reports for inclusion in “Wealth Report” and its sister report “Global Cities”.

• Support Greater China Research team to provide market information on Shanghai real estate for Greater China Market Reports.

• Support the office and industrial teams by preparation of speeches, presentation materials and provision of timely, accurate and relevant market information.

• Support the valuation team by providing the rental and sales transactions and the general market trend information.

• Monitor the quarterly office and retail market presentations in bilingual version for distribution to key clients.

• Support Company in public relations efforts by developing content as needed for media requests or statements for press releases.

• Guide and maintain a report pool of competitors’ market reports and publications.

• Guide and train the junior research staff and intern to enhance their research skills and help them to integrate themselves into a new work environment as quickly as possible.

• Develop strong relationships with internal (e.g., other departments) and external clients (e.g., developers) and support them in making research a competitive differentiator.

Person Specification

• Bachelor’s degree or above with a specialization in real estate or a related discipline

• At least five years relevant working experience

• Proficient in both Chinese and English communication skills

• Good communication skill and interpersonal relationship

• Proficient in Word, Excel, PPT with detailed and clear work plan

• Responsible, initiative, mature, self-motivator with excellent service attitude

• Analytical and good numerical sense
