General Summary:
The experienced Facilities Manager is to oversee all building-related activities. He/She will be responsible for preserving the good condition of infrastructure and ensure that facilities (both in-house and contract manufactures) are safe and well-functioning. The ideal candidate will be well-organized and able to optimize the use of space and equipment while reducing operating costs. Duties and Responsibilities:
- Ensure that the facility is fully operational with all utilities functioning properly
- Schedule and supervise maintenance repair work and assist with checking installation and servicing building equipment
- Ensure compliance with government regulations, and environmental, health and security standards, and assist with energy management
- Oversee security of buildings and grounds
- Managing and maintaining good relationships with local contractors, clients and multiple team

Job Specifications:
- Plan and coordinate all installations (telecommunications, heat, electricity etc.) and refurbishments of manufacturing and office space.
- Manage the upkeep of equipment and supplies to meet health and safety standards.
- Inspect buildings’ structures to determine the need for repairs or renovations.
- Review utilities consumption and strive to minimize costs.
- Supervise all facilities staff (custodians, technicians, groundskeepers etc.) and external contractors.
- Control activities like utility readiness (water, power, air-conditioning)/maintenance, building security etc.
- Managing budgets and ensuring cost-effectiveness by working closely with CM in factory-in-factory model, or with construction companies directly in CoE model.
- Deep experience on facility related costs to further drive the costs saving. Knowledge and insight in working with decoration contractor and bidding processes.
- Handle Business license, insurance plans and service contracts. Experience to fulfill Customer SR audit.
- Ensure that facilities meet government regulations and environmental, health and security standards.
Plan and coordinate function team in the relocation plan to new offices, and to manage the decisions making leasing contract.Perform analysis and forecasting of facility related resources.

8.在设备相关成本方面有丰富的经验,可以进一步推动成本节约。具有与装修承包商和投标程序合作的知识和洞察力。
9.办理营业执照、保险计划和服务合同。有完成客户高级审核的经验。
10.确保设施符合政府法规和环境、健康和安全标准。
11.规划和协调职能团队的新办公室搬迁计划,并管理租赁合同的制定。
12.对设备相关资源进行分析和预测。
Qualification:
- Degree of facility management, Industry engineering or equivalent professional level experience.
- Proven experience in facilities maintenance or equivalent related functions.
- Knowledge of EHS, Safety, ISO and other environmental regulations.
- Knowledge of general maintenance methods, operating requirements, and safety precautions related to facilities management.
- Must be a well-organized, detail and customer (internal and external) oriented self-starter.
- Well-versed in technical and engineering operations and facilities management best practices.
- Strong procurement and negotiation skills.
- Knowledge of basic accounting and finance principles.
- Excellent verbal and written communication skills, both in Chinese and English.
- Excellent organizational and leadership skills with good analytical/critical thinking.
- Relevant professional qualification (e.g. CFM) will be an advantage.
- Good management and leadership capabilities. Loyal, good communication skills, self-motivated, good team spirit, work under pressure.
- Strong ability to collaborate cross various functions of in-house factory / Contract Manufacturers.
- Ability to travel nation-wide and abroad.
- 5 – 10 years working experiences in facility management is requested.
