POSITION: Assistant Manager, FP&A

REPORTS TO: Associate Director, Accounting

In 2012, Tishman Speyer closed its first RMB - denominated fund and since then Tishman Speyer has successfully raised nearly 9.0 billion RMB of equity investments on the Chinese platform. Tishman Speyer currently manages 5 RMB funds in China, which include five different projects across Shanghai, Suzhou, and Shenzhen. Those projects comprise approximately 870k square meters (or 9.3 million square feet) of office, residential and retail space.

Functional Responsibilities:

• Annual corporate budgeting process and quarterly forecasts, including management of budget software, communication with originators and budget owners, preparation of the budget package etc.
• Monthly reporting process, including

· Aid accounting team to complete month end procedures within the given deadline.

· Reconcile the corporate P&L to ensure the expenses are charged to correct party.

· Prepare the consolidated TB report and AR aging report.

· Work on the monthly analytical comment of actuals vs. Budget/Reforecast of Corporate P&L and follow up with departments. Make sure budgets are being adhered to during the year.

· Adjust monthly rolling forecast for known changes to budgeted expenditure.

· Analyze specific expense accounts as needed.

• Maintenance of allocation system. Review and analyze allocations to ensure proper allocation from employees.
• Distribute accounting booking rules to each accounting team periodically.
• Identify the accounting booking errors from accounting team and provide guidance to each of team
• Provide ad hoc analysis and reports and participate in special projects as required.

Essential Requirements:

• Eight years accounting experience minimum; in an international environment is preferred but not essential.
• Additional required skills include the ability to:

• Communicate effectively across all levels, both verbally and written.
• Multi-task in a dynamic environment.
• Organize the above responsibilities towards meeting deadlines.
• Utilize specific computer software and related computer hardware.

• Ability to understand and communicate in written English.
