POSITION: 写字楼租赁总监 REPORT TO: 首狮昌泰项目总经理 LOCATION: 北京

北京首钢园区冬奥广场项目由美国知名房地产基金与开发商铁狮门与首钢基金合资成立的北京首狮昌泰有限公司作为改建开发主体,总规划建筑面积为16.7万平方米。作为2022年北京冬奥会配套项目:建成之后,北邻冬奥组委办公区,西靠国家体育冬训中心,东西两侧分别是首钢工业遗址公园和群明湖。计划通过资产优化方案将首钢园区进行改建与重新定位,将一个工业园遗址改建升级为高标准低密度的多元物业,打造北京城市更新经典案例。
Functional Responsibilities:
- 负责写字楼招商租赁,完成公司制定的租赁招商计划
- 写字楼市场调研、商户拓展、协调沟通及相关汇报,管理对接内外部合作资源(如政府招商局、五大行及、商业协会、渠道中介等)
- 写字楼市场的租金/出租率/租户类型/补贴政策等的数据收集、分析研究工作
- 维系租户关系,保持写字楼出租率目标
- 配合写字楼的前期定位、数据测算、预算制定等工作
- 配合写字楼的推广宣传等工作
Essential Requirements:
- 10年以上写字楼租赁、物业管理相关工作经验,具有本市大型办公楼项目操作经历
- 具有五大行相关岗位工作经验者优先
- 对房地产的发展和市场趋势有深入理解,熟悉相关法律及登记备案流程
- 具有敏锐的市场分析能力和出色的预测、决策能力、商务谈判技能和团队管理能力
