Job description
Project Management:
- Evaluate selected building facilities from technical perspective for IBM offices.
- Negotiation skill with landlord on space lease agreement.
- Obtain end user requirement (SOR) for office/facilities fit up, renovation, modification.
- To create fit out project budget and make breakdown to main items.
- Creates fit up/office setting up project plans and revises as appropriate to meet changing needs and requirements.
- Identifies resources needed and assigns individual responsibilities.
- Execute/manage fit out works and coordinate with internal function team as end user, IT, Security, HR, Procurement and etc.
- Review deliverables prepared by project team before passing to end user and operations management team.
- Effectively applies IBM methodology and enforces project standards and quality.
- Prepares for engagement reviews and quality assurance procedures.
- Minimizes IBM(business) exposure and risk on project.
- Ensures project documents are complete, accurate and stored appropriately and in time.
- Update/present management team project spending analysis, risk assessment, deliverables, and counterparts' comments and evaluation.
- Work closely with internal end users, management team, Procurement, Safety/Security Unit, HR and etc.
Project Financial:
- Track and reports team cost&budget on a biweekly basis.
- Manage project budget to make sure no over-run.
- Follows up with internal end users, when necessary, regarding unpaid invoices.
- Analyzes project saving, margins and utilization.
Required Skills:
- Bachelors Degree (Civil Engineering / Project Management is a plus.)
- "Hands on" experience of the complete project life cycle (strategy to closure).
- Ability to develop and present project financial accurately.
- Excellent communication skills, demonstrated ability to motivate, influence and drive "win" at all stage of project life time.
- Fluent English in both oral and writing.

At least 5 years experience in Project Management / Project Delivery experiences in multinational company´s corporate real estate, in house or with a service provider
