Key Accountabilities工作职责:
1. Managing all engineering/technical service contracts, including inspections and quality management of service delivery;
2. Developing and implementing maintenance procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems;
3. Ensuring an adequate supply of materials and service for the proper operation of the buildings;
4. Assisting with the preparations of strategic plans, budgets, and operation reports, including financial reconciliation for FM quarterly and yearly budget;
5. Preparation of tender documentation; evaluation of tenders; preparation of contracts as defined by the main agreement;
6. Ensure the implementation and management of Risk & Safety work practices to mitigate the risk of services interruption to operations;
7. Manage a programme of inspections for the property on Energy conservation, Maintenance practices, Utility management and Risk management procedures;
8. Implement and oversee the preventive maintenance programme to reduce the risk of sudden failures of critical equipment;
9. Conduct regular audits on process to ensure the procedures are being followed and adhered with by the FM staff;
10. Contribute to the Monthly Management Report;
11. To provide the coaching/mentoring for subordinates; guide them to develop their own development plans; to review and to measure their performance regularly;
12. Ensure all safety procedures, including Crisis Management/ Business Continuity and Emergency Procedures are maintained at all times;
13. Ensure all works are compliance with statutory regulations on fire, health and safety standards;
14. Ensure that service delivery teams and on-site contractors undergo a Health and Safety Induction prior to deployment.
Qualifications/Experience任职要求:
1. Holder of Bachelor Degree or above in Mechanical or Electrical with minimum 3 years’ experience in related discipline.
2. Knowledge of HVAC, Fire Protection System, electrical system and BMS system operation.
3. Knowledge of Occupational Safety requirements.
4. Strong PC literacy and able to manage daily activities using various systems.
5. Good oral English communication skills.
6. Self-motivated, attentive to details, result-oriented, strong EHSF discipline, a high degree of quality workmanship and a strong driver of change.
7. Strong communication skill, flexible, focus on the customer service, a good team player and with analytical mind.
8. Pragmatic thinking & idea generation abilities.
