Job Title: Construction Manager
Department: Project & Development Services
Accountabilities:
Project overall construction Management and cooperation
· Ensure that all on site contractors involved in the project to work together effectively:
· Monitor overall construction progress and manage day-to-day project deliverables.
· Interact with LDI and client as required to monitor, review and resolve any site related issues.
· Using JLL ATLAS platform as a base set up site procedures to make sure the program, cost, design, safety and quality
· Hold the overall construction coordinating meeting, including internal and external. Issue detailed reports within 24 hours of such meetings
Project construction schedule Management
· Prepare Master Construction Schedule for Site as well as Client and Tracking.
· Regularly review of all pending issues with Site Team to ensure there is no communication gap, develop action plan to resolve at the earliest chance.
· Conduct weekly site &report on meetings with consultants, contractors and agencies to review progress per agreed schedule and follow-up all pending issues proactively to conclude at the earliest.
· Review the site progress payment to make sure claim from Subcontractor reflect the real progress
Technical Management and communication
· Take the lead for the super coordination drawings.
· Review/track issuing of drawings submitted by LDI and obtain drawings / details/clarifications as required.
· Follow-up to obtain drawings/details clarifications
· Review the LDI’s drawings to make sure no mistakes in the drawings
· Manage technical handover and sign off by client at the completion of the project.
· Review the work method statement from Subcontractors.
Safety Management
· Oversee safety management
· Review the RFP documentation from constructability point of view, provide the work scope, especially trades interface demarcation
· Insure review of Safe work method statements by Janli for construction point of view to make sure the safe construction of tasks
· Hold the safety meeting at minimum weekly and minutes issued
· Ensure JLL Health and safety reports are issued monthly
Quality management
· Construction quality monitor.
· Monitor the project acceptance procedures.
· Ensure that all construction works processed based on the drawing.
Internal Cooperation with Project Team and JLL
· Review the VO to make sure the VO is valid
· Set up the site diary and record system
· Other duties as directed
Required Qualifications, Skills & Experience:
Education /Work Experience Requirement
· A degree in architectural, civil engineering, or MEP engineering related discipline or related field or a combination of formal education and work experience in excess of 5 years.
· Construction site management experience is mandatory.
Technical and/or Administrative Skills
· A strong understanding of all aspects of Development Management including, financial appraisal, risk management, negotiation, etc.
· Expert in project plan and procedures.
· Skilled in set up and update construction schedule with MS Project, Excel and/or other scheduling software.
· Ability to interpret, coordinate, and discuss construction drawings of all disciplines.
· Completed safety trainings in China. Certificate preferred.
· Must have construction estimation skills
Business Skills
· Ability to conduct business development presentation to potential clients in both English and Chinese.
· Understand the legal environment in design contracts and be able to manage the design contract accordingly.
· Assist the Project Manager as appropriate to carry out commercial negotiations with contractors.
· Ability to contribute to market analysis and the marketing process.
· Control, manage and negotiate change orders.
Interpersonal Skills
· Motivate site team members.
· Provide leadership to site team including all contractors.
· Maintain and cultivate good relationship with client including all stakeholders.
· Create an environment where all team members are encouraged to contribute.
· Manage construction team members to achieve enthusiastic and effective contribution to the project.
· Communicate effectively with entire project team.
