Responsibilities职位职责：
1,Follow up the project from the day of letter of award until hand over;
从收到中标通知书开始项目跟进直到移交客户为止；
2,Understand the contents of contract, esp. the terms of contract and scope of works;
理解合同内容，特别是合同条款与工作范围；
3,Lead the sales execution staff to finalize the selections of decorative materials, installation materials and approval of shop-drawings;
领导销售执行人员把装潢材料，安装材料与图纸等定下来；
4,Prepare tender documents of Labor subcontract for the invitation of tenders, and recommend the Labor subcontractors according to their capitals/manpower resources/Qualifications/similar installation experiences in Schindler sizable projects/prices of tenders etc. for submission to FO Tender Assessment committee for approval;
准备安装分包招投标工作并按照其资产、人力资源、资格和类似工程经验等方面推荐合适的安装分包供招标评审委员会批准；
5,Attending site co-ordination meetings to answer the queries / questions, raised by the clients and to table our co-ordination requirements to others;
出席工地协调会，回应客户提出的问题和提出我方的要求；
6,Finalize project plan and progress schedule for productions, sea-freight, custom-clearance, offsite storage, local transportation, installation, commissioning and handover;
确定项目计划和包含排产、运货期、清关、库存、付运、安装、调试和移交在内的进度表；
7,Coordinate and negotiate with owner, architect, consultant engineer, main Contractor and E&M contractor;
与客户、设计师、顾问工程师、总包及机电分包协调；
8,Submit and finalize the method statement;
提交和确定施工方案；
9,Identify and minimize the risks and crisis possibly imposed to Schindler group;
确定和减低可能对迅达集团产生影响的风险和危机；
10,Apply for progress payments and report to Finance Dept. and CM Dept;
申请进度付款并通知财务部门和合同控制部门；
11,Submit and keep proper documents of variation orders, extension of time, delays claims;
提交和存档设计变更、延期和索赔；
12,Co-ordinate with internal departments to resolve QC, short and wrong shipments;
协调相关部门解决质量控制、缺件和错件问题；
13,Instruct SIM and lead installation unit to install the lifts and escalators according to the program, quality and adjust from time to time as necessary, including manpower;
指示现场安装经理和带领安装队伍按照计划、按照质量要求完成电梯/扶梯的安装工程，需要时作出适当调整；
14,Complete the final inspection and handover of the installation on time;
按时完成安装的最后验收和移交；
15,Regularly review with Finance Dept on project cost status;
定期与财务部门回顾项目的财务情况；
16,Instruct the installation unit to complete the rectification of defects upon commencement of defect liability period;
指令安装队伍在缺陷保修期开始时纠正缺陷；
17,Handle all customer complaints;
处理客户投诉；
18,Other matters related to the project;
其它与项目有关的事宜；
19,According to the regulation of company’s site safety management, supervise strictly, instruct the building site installation workforce to carry out the process of safety operation , make assessment of safety related risks and take preventive measures, and report safety incidents and accidents promptly;
根据公司的现场安全管理规定，严格监督、指导工地安装人员执行安全操作规程，做好安全隐患的风险评估和预防措施，及时报告安全险肇和事故；
20,Consistently counsels employees whose S&H performance is poor. Eg safety rules not being followed (employee) and not enforced (supervisor);
始终如一地对在安全与健康方面表现欠佳的雇员进行劝告，如员工没有遵循安全规定而监督没有纠正；
21,Actively supervises the investigation of every accident and follows up the corrective action plan.
积极监督每起事故的调查过程，跟进整改措施方案的制定和执行。

6,Understanding of the general contract terms;
理解合同内容；
7,Commercial flair combined with technical knowledge;
具备商务和技术才能；
8,Good interpersonal skill, communicative, friendly, attentive;
良好的人际关系和沟通；
9,Initiative, active, willing to do more than average;
主动、积极和愿意承担超过一般的工作量；
10,Able to work in a multicultural environment;
在多种文化的环境下工作的能力；
11,Fluent in English and Mandarin;
熟练使用英语和普通话；
12,Always willing to learn from other person’s experience;
乐意向他人学习；
13,Bachelor degree with diploma in Mechanical or Electrical Engineering.
大学机械或电气工程学位或文凭
14,Minimum 5 years experience on E&E;
五年电梯/扶梯的工作经验；
15,Minimum 2-3 years project management experience.
其中最少2-3年项目管理经验。
