职位描述

Overview
Construction specialist.
Work in the corporate facilities department on all corporate facilities construction/decoration projects etc. Implement contract items and monitor service provided by contractors, assisting in organizing company activities, do well in daily reception work and carry out daily administrative support with the objective of supporting business needs and meeting employees'daily office demand within TE China and Corporate guidelines and relevant local regulations.

Responsibilities & Qualifications
Project Management: 60%
1) Support project manager on the ongoing projects, e.g. layout, documentation etc.
2) Conduct some small projects independenly.
3) Deliver good project quality to meet customers' reqirements.
4) Control projects well under the schedule and within the budget.
5) Ensure a safety a working environment by working with EHS team.

Facility Management 20%
1) Well communicate and feedback to cross teams on building facilities service request.
2) Coordinate development of a planned maintenance program and prepares documentation to support maintenance frequency, recurring problem, preventive maintenance, etc.
3) Invetigates problems occurring in the buidling that are maintencnce related and recommends solutions to alleviate the problem.
4) has knowledge of building systems, master building planning/capacity planning, business
unit/department/employee location, furniture and interior finishes. Be able to coordinate planning for a multi-tenant buildings.
5) Operate computer-aided design and drafting (CAD) systems in support of client modifications and construction projects.
6) Update and maintain CAD space plans. Manages space occupancy database including building locations, floors, management of move/add/change drawings.
7) Creates reports and drawings on a regular basis as requested.

Vendor Management 20%
1) Review and pre-qualify vendor before project starts.
2) Inspect and monitor vendors' performance, project quality and service quality reguarly

Documentation Management 10%
1) to ensure all document including drawings are timely updated
2) to well manage all legal document/certificates with local government are claimed.

Requirements:
Education, Technical Qualification & Experience
College or university is preferred and at least 5 years related experience, and at least have 2 projects' experience.
Ability to define problems, collect and analyze data, establish facts and draw valid conclusions.
Knowledge of building systems (HVAC, elevator, electrical, plumbing), codes and standards
Knowledge of automated building management and control systems
Ability to provide construction estimates for budget planning, construction scheduling utilizing tools such as "microsoft project" and interfacing with Procurement on vendor qualification, bidding and variation orders. Invoice review and project cost management is also very important. To monitor construction projects and control the project for cost effectiveness and timeline monitoring purpose.
Ability to read and interpret documents such as architectural and engineering construction plans, specifications, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondences
Ability to communicate and interact verbally and written with other related field project team members; Architects,
Drafters, Engineers, Developers, Real Estate Managers, Contractors, Subcontractors and Vendors.
Manage a group consisting internal and external resources; contractors, subcontractors, vendors & materials for each project within their assigned region.
Very experienced and be capable of running large scale projects rather than the small scaled projects such as office relocations and renovations.

Fluent in English, communication skills and interpersonal skills, patient and circumspective Strong interpersonal, communication and writing skills with a commitment to quality performance Strong customer service skills
Proficiency in Microsoft Office Suite, database management and AutoCAD
Familiar with building design, facilities management and construction is a plus
