职位描述

Key Responsibilities
(1) Maximizes the sustainable net income of the Centre;
(2) Ensures that service standards are met in all areas of the Centre pertaining to physical appearance, maintenance and cleanliness;
(3) Prepares an annual operating budget and business plan;
(4) Implements and ensures that all departmental budgets are strictly adhered to with cost control mechanisms in place;
(5) Oversees the standard operating procedures (SOP’s) written by each of the operation division ensuring each of the division keep them updated;
(6) Maintains a filing system and creates individual account files monitoring data from each of the operation division;
(7) Reports monthly to the Board on all progress of the departmental updates as well as providing budget analysis and performance of the retailers;
(8) Provides regular feedback to the team on performance of the centre;
(9) Conducts weekly meetings with all team members reviewing any areas where improvements can be made;
(10) Represents the Retail Centre at all required events, functions openings in a professional and confident manner;
(11) Generates initiatives and reviews action plans to improve operation management methods;
(12) Oversees the planning process used by managers within the operation team and provides coaching where required;
(13) Reviews methods of the operations of the Centre and initiates improved processes where necessary;
(14) Maintains positive public relations with retailers, customers, local governments and other important stakeholders;
(15) Personally responds to everyday queries and issues raised by the customers, retailers and other parties where the matters require the centre managers attention;
(16) Defining and establishing standards of operation and administration at the Centre including but not limited to customer service, responsiveness to tenants, assistance to suppliers etc
(17) Carries out all reasonable duties and responsibilities as assigned by the Board.

(18) Oversees the development and execution of marketing plans and revenue management efforts to maximize revenue generation.

(19) Maximizes Center revenues and profits by anticipating and planning for market shifts. Ensures the development of strategic marketing opportunities and tactical sales plans

(20) Develops and maintains rapport with key community contacts to ensure a visible presence in the local community. Ensures the handling of community/media related inquiries in the most effective manner.

(21) Provides regular and adhoc information and status reports to SCOE Management team as requested on the financial and operational performance of the Centre against the plan

(22) Establishes and maintains a proactive human resources function to ensure employee motivation, training and development, pay and benefit administration, and compliance with policies and procedures and local labor regulations. Fosters positive employee/labor relations with employees and local trade units (as applies)

(23) Fosters the development of a positive work environment for all employees. Mentors all levels of employees through formal and informal meetings, discussions and performance feedback

(24) Works effectively with staff to address cultural and/or work environment issues so as to affect positive employee and customer experiences

(25) Champions the brand at all times and provides brand perspective site tours to perspective guests, tenants, and owner personnel



Job Specifications
Academic Bachelor and higher
English:Fluent oral and written Others:Driving License, etc.
Knowledge Budget cost control, writing business plans, leading and managing a team of professionals, must have knowledge of the local retail market, understands the local Chinese laws and regulations, has an understanding of leases in China mainland.
Skills word/excel/PPT/Access/outlook/Photoshop, etc.
Abilities Excellent communication, high level of presentation, confident, good public speaker, High level of negotiation, analytical skills as well as attention to detail. .
Others At least 8-10 years in the retail industry, at least 3 years Operation Director experience managing either a Shopping Centre or Department Store required.
