职位描述

Deputy Property Manager
Responsibilities:
? participate the management regular meeting; report to superior about the department’s service and management work; and listen to work arrangement;
? hold daily department regular meeting; convey superior’s instructions to junior staffs; arrange work for each position in department daily;
? take charge for organizing handover of building and project acceptance;
? execute site supervising; and insist on management by walking around; make daily patrol at building public area and peripheral area; and solve problems timely to ensure that high quality and efficient services are provided for tenants;
? set, implement, and revise the work responsibility, work procedure and holiday arrangement for each position in department; reasonably use manpower to meet the purpose of high efficiency, saving energy and good service;
? coordinate the relationship with customer, street bureau (neighborhood committee), police station and premise bureau etc.;
? handle the suggestions from tenants, and coordinate to solve the tenants’ complains;
? strengthen staffs’ safety education, and enhance safety consciousness; supervise, inspect, implement all execution work of safety regulations, and find out various unsafe risks, and make related measures; well arrange safety, fireproof, anti-theft work; in case of emergency, organize department to evacuate customers;
? review the implementation for building regulations; make punishment to violator according to related regulations; fill punishment sheet and sent for approval;
? assist related department to enhance the relationship with customer; and feed back problems to related competent department;
? take charge for work inspection, evaluation of staff performance; put forward plan and application for staff recruiting, dismissal, promoting and contract renewing;
? take charge for establishing the regulation for staff uniform replacing, cleaning, assigning; and organize its specific implementation and inspection;
? assist the related department to set the plan of building renewal and renovation; and put forward reasonable suggestions;
? take charge for negotiating and putting forward the building outsourcing cleaning contract; then, report to property manager for approval; check and track contract implementation;
? take charge for negotiating and putting forward pest control contract; then, report to property manager for approval; check and track contract implementation;
? take charge for negotiating and putting forward building gardening, daily flower rental contract and festival flower rental contract; then, report to property manager for approval; check and track contract implementation;
? take charge for establishing regulation of inventory management; control various materials consumption in department;
? make control for purchasing in department, and review suppliers;
? take charge for organizing and implementing various trainings for staffs to improve their qualification;
? coordinate to implement the additional services required by tenants;
? in emergency case or special case, have the ability to handle decisively; then, report to PM;
? take charge for planning and organizing building decoration work for national holiday;
? take charge for set various office working system; check the saving and managing work for tenants’ files, documents, and financial reports;
? finish the other work assigned by superior;
Requirements:
? 5-year or above experiences in property management or similar industry, with a focus on customer service;
? Fluent English in writing, speaking and listening;
? Work earnestly, and actively;
? have strong interpersonal and communication skills;
? have teamwork and leadership abilities.
工作职责:
? 参加大楼经理例会,向上级汇报本部门的服务和管理工作,并听取工作安排;
? 每日主持本部门例会,向下级传达上级指示,安排当日本部门各岗位工作;
? 负责组织楼宇及工程验收交接工作;
? 实行现场督导,坚持走动管理,每天对所辖公共区域、外围进行巡视,及时处理和解决本部门发生的问题,确保为客人提供优质和高效的服务;
? 制定、实施、修改本部门各岗位工作职责、工作程序、休假安排,合理使用人力,以达到高效、节源、优质服务之目的;
? 协调与业主、街道办事处(居委会)、警署、房地局等相关单位的关系。
? 处理住户的建议,协调解决住户的投诉。
? 加强员工安全教育,增强安全意识,监督、检查、落实各项安全制度的执行情况,及时发现各种不安全隐患,并采取相应措施。做好各项安全防范、防火、防盗工作。遇到紧急情况时,组织本部门的人员做好客户疏散工作;
? 检查大楼各项制度的落实与实施,对违反者按有关规定给予处分,填写过失单,报有关部门审批;
? 协助相关部门增强客户关系,并将有关问题反馈给相关主管部门;
? 负责对下属员工的考察、评估工作,并就人员的招聘、解职、提升,延续合同等工作提出计划和申请;
? 负责制定大楼员工工服的更换、洗涤、发放制度并组织具体实施和检查;
? 协助大楼有关部门制定大楼的更新、改造计划,并提出合理化建议;
? 负责洽谈并提出大楼相关的外包清洁合同,报告物业经理审批后,检查跟踪合同实施情况;
? 负责洽谈、提交大楼杀虫合同,报物业经理后,检查跟踪合同实施情况;
? 负责洽谈、提交大楼内外绿化、日常花卉租摆、节日花卉租摆合同,报物业经理审批后,检查跟踪合同实施情况;
? 负责制定库房管理制度、库存量,控制本部门的各项物品消耗;
? 对部门内的采购实施控制,在对供应商进行审核
? 负责组织、实施对本部门员工的各种培训、提高员工素质;
? 对为住户增设的服务项目进行协调及具体实施。
? 应对特殊情况、紧急突发事件作出果断处理,并报后,提交高级物业经理;
? 负责计划、组织实施节假日对大楼的装饰装点工作;
? 负责制定各项办公室工作制度,检查有关的客户档案、文件、报表的保存及其管理工作;
? 完成上级指派的其它工作。
要求:
? 5年或以上物业管理(或同类行业)经验和客服经验;
? 熟练的英文听说读写能力;
? 工作认真负责,积极,
? 有较强人际交往和沟通能力
? 有团队合作和领导能力。
