1、负责项目所有基础设施、设备、厂房等硬件的常规维修、保养以及各类管理工作；

2、检查各设施设备的维保工作并做出正确评估，对突发事件进行应急处理；

3、制定年度工程保养计划，处理其他部门对工程相关的投诉；

4、制定或修订公司设施、设备、厂房等硬件设施的相关规章制度、岗位SOP、维护保养记录等工作；

5、确保项目水、电、空调及其他配套设施的正常运行及有效性；

6、监督及检查下属的工作行为、纪律，定期组织部门员工进行技术和安全生产等工程知识交流与培训；

7、负责设备设施维修、工程改造、设备更新工作的提出和落实实施工作。 

8、负责设立备件库存，定期申报采购计划，保证零配件齐全、库存合理不浪费；                                                                           

9、上级或客户委托的其他临时性工作或任务。

任职资格：

1、大专以上学历，专业素质强，有制造型企业厂务与设施设备管理与维护三年以上实际工程管理工作经验；                                                                                                

2、工作积极性高；持高压证，有高配间、锅炉间管理经验；                                                             

3、具有较强的组织管理能力和现场沟通、协调、处理问题的能力；                                                           

4、熟悉物业设施设备的前期安装及后期维护保养，能有效处理工程方面的投诉及组织工程整改。                                                  5、熟练使用办公软件和工程图纸软件、办公自动化设备。
