Leasing Officer -Retail Management项目招商专员-商铺部-购物中心管理

  

 Responsibilities:

  

1. Handle all leasing activities including new lettings, renewals, lease re-structuring and maintain a good relationship with property agents for retailers sourcing.

   处理所有租赁活动，包括新租、续租、租赁重组，并与零售商采购的地产代理保持良好关系

2. Participate in leasing activities, lease renewal and lease restructuring

   参与租赁活动、续租和租赁重组

3. Responsible for lease negotiation

   负责租赁谈判

4. Lead the lease admin team for issuing LOI, TA , term sheets, updating leasing progress report on weekly or monthly basis, etc leasing documents preparation and process tracing.

   领导租赁管理团队发布意向书、TA、条款清单、每周或每月更新租赁进度报告等,租赁文件的编制和流程跟踪。

5. Handle Tenancy Registration procedure

   办理租赁登记手续

6. Cooperate with tenants and Engineering department in premise taking over and handing over related matters, and shall be responsible for handover condition check, etc.

   配合租户及工程部办理房屋交接相关事宜，并负责交接情况检查等。

7. Familiar with all the terms and content of the "Tenant Handbook", and to advice Retail Manager on any tenants’ violation of the rules set in the Handbook.

   熟悉《租户手册》的所有条款和内容，并就租户违反本手册规定的行为向零售经理提出建议。

8. Supervise the issuance of legal notices and letters, sign to acknowledge the receipt for further action to be taken.

   监督法律通知和信函的发布，签署确认收据，以便采取进一步行动。

9. Tenancy re-mix .

   租赁再混合。

10. Conduct retail research and advise on retail trend.

    进行零售调查，并就零售趋势提出建议。

     

    Job Requirements

     

                                              

1. Bachelor degree or above;

   本科以上学历

2. More than 3 years practical leasing experience in large shopping malls or department stores;

   3年以上大型商场或百货公司实际租赁经验

3. Have extensive resources and good relationship network with retailers

   拥有丰富的资源和与零售商的良好关系网络

4. Good lease negotiation skills

   良好的租赁谈判技巧

5. Able to complete the relevant work according to retail manager's instructions;

   能够按照零售经理的指示完成相关工作

6. Have strong communication, execution and learning ability.

   具有较强的沟通、执行和学习能力。

7. Proactive, good interpersonal and communication skills, multi-tasking and capable to work under pressure;

   积极主动，良好的人际沟通能力，能承受在多任务下的工作压力；

8. Good numerical & analytical sense, good command of both and written Chinese, English is a plus;

   良好的数据分析能力，中英文书写能力强；
