SUMMARY
Key roles and responsibilities of a Project Manager,
Define project goals of these concepts in terms of scope, time and cost; through the use of established processes, experience and expertise, manage the design, permitting and construction of the project in conformity with these goals.
Carry out any other assignments related to tasks of client
ESSENTIAL DUTIES
Support BU to clarify the User requirement which can be approached
Establish project scope of budget for the work; establish practical project time lines and programmers.
Ensure all parties understand the above goals prior to start of design, and review scope with BU for conformity with the scope
Establish purchasing procedures for contractors, etc. Negotiate and prepare appropriate agreements for all parties necessary in the execution of the work, including bid packages and contract documents.
Execute proper tender assessments and provide proper analysis to the MK of the bids received, with a recommendation for selection of appropriate designers when and where required.

Establish communication procedures and filing systems for projects and set up appropriate tracking of necessary approvals of all kinds.
Establish meeting procedures and timetables for those meetings.
Ensure project documentation is accurate, co-ordinated and properly documented.
Ensure all stakeholders are familiar with project goals of scope, time and cost and write the appropriate agreement between BU and CRE to accomplish these goals.
Provide review of progress sets of design to ensure that contract documents are consistent with the required scope of the project. Review design details of the construction documents for constructability and cost efficiency.
Ensure that drawings are co-ordinated so that appropriate scope is defined between different stakeholders
Manage and co-ordinate all kinds of variations that may occur during project execution.
Ensure projects are reviewed for conformity with documentation requirements and completion status, and processed in a timely manner. Be responsible for tracking all project-related costs, including appropriate documentation.
Keep ownership of the project you are handling as Project Manager, including, but not limited to cost analysis, schedule, risk management quality and programme control, as well as management of handover
Establish, maintain and update for all projects for which are responsible, and appropriate project risk register, clearly identifying suitable measures to mitigate, manage or insure the risk.
Site Management
To coordinate with all parties involved in this project to ensure the smooth and efficient operation;
Set up detail Construction Management Plan for MK approval in advance.
Responsible for the day to day operations on the construction site resulting in the successful delivery of the project.
To identify use of statistical technical and advise to site for operation use.
To manage the site set up and site temporary facility.
Manage construction contractors to assure compliance with all repair designs/specifications and established worksite procedures, including those developed to ensure worksite safety and security.
To ensure delivery of project within schedule.
All the contractors working on site are under HE/SHE management during construction stage.
Coordination of all site construction activities including:
HS&E
Day to day management of on-site issues
Site meetings
Compliance of construction activities with design, client site regulations and standards
Final inspections and punch list making
Practical completion
To ensure project delivered to specified quality standards by works including:
Compliance of construction activities with the project quality system
Monitoring and inspection role for Inspection & Test Reporting
Active reporting of Quality observations during Construction phases.
Coordination of all post construction activities
Handover of site to MK after practical completion is achieved
Defects rectification
To ensure project delivered safety by works including:
Monitoring the project for compliance with the project safety and environmental control plan and procedures
Access control for temporary facility
Maintain security and ensure that all new employees arriving at the site receive adequate safety and work rule orientation
Ensure all staff for the safety/security/coordination will be qualified with PR China “Occupational Safety and Health” rules & regulations
Safe plant, equipment, machinery and systems of work
Adequate information, training and supervision
Adhere to the contractors safe working practices instructions and rules
Perform all duties in a manner that is without risk to themselves or to others
To coordinate all the project stakeholders and site activities to ensure MK move-in as per approved timeline.
REQUIREMENTS
Bachelor’s degree in Construction Management, Architecture, Engineering, Business or equivalent to appropriate 4-year college programme.
At least five years’ project management or construction management experience, or any similar combination of education and experience.
Must be detail-oriented, analytical and computer-literate with proven leadership skills.
Knowledge and understanding of construction practices and techniques;
Proven record of providing excellent internal and external customer service
Excellent interpersonal skills and problem-solving ability.
Strong verbal/written communication skills in both Chinese and English.
Familiar with design, construction and supply-oriented contracts, such as, but not limited to, government contracts,
