Job Discription
Mission of Function
- Implementation role in location operations
- Assist role in location projects
Tasks: Location Officer is the person who is leading SRE operation management in the assigned offices by supervision the respective service providers. Location Officer is project owner in the location projects by co-operating with respective function teams.
Office operating service management aiming to ensure delivery meets customer expectations and company interest
- deliver effective and efficient office service in line with company standard
? reception and operator service; training & supervision intern for reception service;
? office image management;
? SRE conference service and management;
? maintenance and minor repair;
? cleaning service management;
? plant security management;
? EHS representative from SRE side;
? other administration work in the office operation, i.e. postage, copy service; plant;
Waste disposal and document disposal/shredder; moving service; archiving, other customer require, in case of any
- Overall supervision the implementation of operational service team;
- remain customer relationship aiming to keep high customer satisfaction rate;
- ICS task;.
Space management aiming to cost-effective business space
- Workplace management (optimized space use)
- Furniture layout management;
- MIS report performer;
Implement Location SRE Business Strategy following the SRE China Business Strategy;
Leading and supervision SRE operation management;
- implement SRE business model in the site offices in line with SRE business strategy;
- space optimization & solution for customer space demand;
- Supervise the performance of service provider e.g. cleaning, conference center, greenery, canteen and security etc
Owner of Location Concept in the Location offices;
- Customer space demand analyze & solution;
- Quality gate of Location Concept;
- Regional Real Estate Market Information Pool update;
Project Management & Coordination for SRE projects within the locations;
- Supporting & coordination PM and other function team in the relocation projects
(Layout proposal, tender bidding, contract negotiation, EHS tasks, handover, move-in)
Financial planning and supervision by supporting SRE Commercial Team;
- Supporting AM management for budget;
- Supporting maintenance budget & plan;
- RE Cost control and basic analysis;
Organization, processes and HR-Development;
- performance monitoring and management;
- leadership and training within team;
Controlling activities related to leasing and renting
- Lease and contract management;
- Local real estate market information update;
- Internal customer lease and service contract management
- Maintenance Planning and supervision , small project implementation
Commercial activities aiming to profit-oriented business management
- EBP performer in project and procurement process;
- PoD;
- Internal billing performer;
- Annual Asset check & management;
Required Competencies
﹒ Basic knowledge in Business Administration
﹒Strong Customer orientation
﹒Good communication skills & social competency
﹒Academic degree in engineering or other advanced real estate related technical degree preferred
﹒General management skills and expertise
﹒Knowledge of Siemens business, organization, processes & internal customer requirements
﹒Knowledge of real estate market of the area within the LMU as well as mechanism & tasks
﹒Knowledge in multiple Corporate Real Estate disciplines,
E.g. Asset Management, Property Management, Facility Management, Procurement of Real Estate Services & Legal aspects
﹒ several years of professional experience with responsibility in RE functions
﹒Advanced English language skills required, additionally local country language preferred
