Design Scope and service
Programming
？ Initial Client meetings/client interview to determine what the client’s requirement and needs, timeline and budget;
？ Establish functional and aesthetics goals, space requirement;
？ Ocular inspection of the space/premise; inventory of existing furnishings or items to be re-used.
Schematic Design Phase
？ After determining what the client needs, next phase is to establish the design concept that suits their requirements. This will usually take 1-2 weeks after the Programming stage depending on the project. In this stage the designer is to:
？ Provide space plan with furniture layout
？ Provide sketches and/or mood sheets
？ Proposed finishes/ material selection
Design Development Stage
？ Once the concept and layout has been finalized, the designer can proceed to the next stage of design. This usually takes 2-3 weeks. In this stage the designer is to:
？ Provide detailed coloured plan, reflected ceiling plan, elevations and/or perspectives
？ Provide material board –proposed finishes and ff&e (furniture, fixtures & equipment) selections
？ Develop budgets for all the scope of works
Construction Development Stage
？ Fine tuning of the DD drawings to a more detailed and complete working drawings. This will usually take 3-4 weeks depending on the scope of the project.
？ Floor plan with furniture layout, floor finishes, demolished and/or new wall partitions
？ Electrical or Reflected ceiling plan with lighting fixtures and/or finishes
？ Detailed elevations and all design details as required
？ Floor, walls and ceiling finishes and schedules
？ FF&E – for any custom made or special required items
Project Management
？ Once the CD has been signed off, comes the project administration
？ Review bids and pricing and maintain project schedule
？ Coordinate and review with the selected contractor necessary drawings and permits required
？ Provide on-site inspections during construction
？ Provide punch lists of all works to be completed.
？ Provide assistance during move-in
