*该职位base在上海松江工业园区至2017年5月,然后move到苏州高新区
Purpose:
- Be overall responsible for all facility related activities management (eg. layout, expansion, fabrication, facility maintenance, etc.)
- And responsible for setting up the maintenance plan of all company facility equipment, monitoring the execution of the plan, and managing the facility team to make sure all the facility runs safely and efficiently.
Responsibilities:
1. Responsible for the building facility maintenance, installation, commissioning and facility maintenance spare parts management, as well as building firefighting safety facility management. Ensure providing a safe and reliable facility operational environment for normal business operations including plant production and office.
2. Develop the facility maintenance plan, implement regular facility maintenance work on building, infrastructure, as well as utilities.
3. Proper plan and management on facility maintenance spare parts in line with the facility maintenance plan.
4. Manage the development of new facility, preparing relevant documents, monitoring the construction progress and managing the communications with government agencies to make sure that the facility obtains all required approval and license to operate.
5. Conducting regular utilities supply and demand capacity on power, compressed air and electricity to make sure the utilities supply capacity to meet the requirement of business development.
6. Communication with local authorities such as power, water and electricity to handle related affairs in a proper way.
7. Define facility manpower needs and build/train the team; monitor and control the team’s performance and ensure that all activities are performed in a safe and efficient manner.
8. Raise CAPEX application for facility and implement approved CAPEX.
9. Monthly utilities operational costs collection and facility maintenance costs tracking, implementation of effective energy management strategy to continuously improve facility energy efficiency.
10. Ensure the team financial performance, be responsible for team budgets and monitor expenditure according to the approved plan; identifies the savings in operating cost in the ongoing management of the premises
11. Work together with Global Real Estate on continuously improvement and optimization of the building and infrastructure facility maintenance plan.
12. Bring environment protection concept into facility management, like carbon footprint calculation, the utilization of solar energy, etc.
Requirements:
- Bachelor degree and above, major in engineering /electrical/mechanical or related area.
- At least 8 years experience in Facility & Maintenance Management related position (JV manufacturing company preferred).
- More than 5 years people management experience in relevant position
- Experience of electrical and mechanical application
- Construction project management experience is preferred
- Fully understand legal laws and regulations related to facility& equipment engineering
- Ability to communicate with all levels of the organization
- Quick response to any emergencies
- Self-motivated and positive impact to other employee.
- Fluent English both at written and spoken communication
- Hard working, Accountable, Flexible,
- Abilities to lead teams and cooperative team working
