Summary
Plans, assigns and directs worker activities to support plant operations. Maintains facilities operation for plant utilities and production equipment. Understands state and federal EPA requirements for the facility. Promotes safety and is a leader in the efforts to encourage a safe work environment.

Position Qualifications
1 4 Year technical degree preferred or equivalent combination of education and experience as approved by executive management; 5+ years of maintenance management experience; 3+ years in a leadership role
2 Understanding of the total business operation to include material procurement, order entry, forecasting, manufacturing, invoicing, customer returns, inventory levels and on-time delivery
3 Effective written and verbal communication skills both in English and Chinese
4 Ability to effectively mentor employees at all levels
5 Understanding of and ability to use continuous improvement tools
6 Ability to drive solutions to complex planning issues with limited supervision
7 Ability to support a 24/7 global business operation as required
8 Effective analytical, planning and organizational skills
9 Effective interpersonal skills with employees and customers
10 Effective negotiation and problem solving skills
11 Ability to demonstrate discretion, confidentiality, independent judgment and professionalism when representing Benchmark
12 Demonstrated leadership and people management skills
13 Demonstrated ability to work with a team and the ability to operate on diverse project teams with minimal direction
14 Solid financial understanding, risk analysis ability, relationship building and project management
15 Lead or participate in a continuous improvement activity with complete documentation, including a follow up review with the team in a presentation format
16 Available for travel up to 25-40% of the time, including day, overnight and international travel as required

Key Responsibilities
1 Develop facility support services programs
2 Set strategies to incorporate company-wide custodial and security programs
3 Manage the department Preventative Maintenance (PMs) Program schedule and task specifications
4 Plan/coordinate facility activities required for new or existing projects; Continuously monitor facility maintenance work, recommending improvements or modifications as needed
5 Plan/coordinate facility enhancements, new equipment arrivals/removals, personnel moves and area modifications
6 Develop emergency operating and contingency procedures for Medical, Weather, Electrical, Fire and Chemical spill response
7 Ensure and/or set compliance strategies for facility and safety regulations (OSHA, Life Safety, NFPA, BOCA, ASHRAE, ADA, etc.)
8 Manage planning/coordination of activities involving the security officers
9 Manage logistics and operational requirements to provide physical protection of equipment, materials and employees
10 Develop and implement security protocol and procedures
11 Manage day-to-day operations of the custodial maintenance program to ensure cleanliness of entrances, corridors, restrooms, stairs, landings, office and manufacturing areas
