职位描述：
? 参与新建设施的机电设备(暖通，洁净室，空压机，水系统，纯水系统，消防系统，真空系统，废水处理系统等)设计审核，厂家测试，现场安装和调试。建筑设施的图纸及相关文件协助甲方移交，培训并准备相关管理文件，筹建运营设施所需要的设备及工具等，并协助甲方完成项目验收。
Participate the facility equipment process design review（HVAC，Clean room, CDA, water supply, PUW, R/O ,fire system , vacuum and waste water treatment system etc.） , FAT , SAT and commissioning works . All related as-built drawings ,permits and filing document hand over representated the project sponsor and training to maintenance crews , set up the maintenance facilities and tools , assist the owner to completed the building acceptance works.
? 制定设备维修方案和维护保养的主计划及回顾和更新设备管理文件
Define facility & maintenance plan and review & update maintenance document as well
? 指导并管理现场团队，杜绝违章作业和安全事故发生
Supervision, guidance and leadership of on-site team, eliminates invalid /unauthorized /unsafe work and zero incident mindset.
? 定期或不定期抽查团队工作结果，对作业进行必要的改进和指导
Regular and random spot-check work quality of team members, makes necessary improvement or instruction on that.
? 统计和分析停机时间，加班情况，及物料消耗情况．
Statistic and analysis on downtime, overtime, material and consumption
? 及时汇报上级不能处理的任何问题．
Immediately reports to direct superior any issues out of ability or authorization scope.
? 管理，维护及维修客户资产，设备设施包括但不限于以下：厂务维护，暖通空调，电气，消防，给排水，水处理系统,压缩空气系统，真空系统，锅炉，电梯，机房精密空调，UPS及应急发电系统, 楼宇BA控制系统等
Manages, maintains and repairs the building systems of client, including but not limited: Building and Facilities, HVAC, Electrical, F.S, Plumbing and Drainage, water treatment system, Compressed and Dried Air System, vacumm, boiler, Elevator, CRAC, UPS and diesel generator, BA system etc.
? 协助上级经理制定建筑物基础构造和公共设施预防性/预见性维护保养计划，确保符合法定要求及健康、安全和环境的相关规定
Assists Engineering Manager to set up preventive/predictive maintenance program for all the building infrastructures and utility equipment to comply with statutory requirements and related site HSE regulations
? 确保预防性/预见性维护保养工作按时完成；在规定的时间内响应并执行服务需求
Ensures PPM 100% completed on time; responses and implements service request within required timeline
? 指导工程团队高效并且安全地执行设备维护维修工作，监督并控制日常运作，同时制定或更新设备备品备件的安全库存，协助管理库存系统。
Initiates, directs, monitors and controls daily operation performance and, maintenance and engineer team members to ensure that all activities are performed in a safe and efficient manner, meanwhile develop or update spare parts information & safety stock, assist the stock keeper to manage the inventory.

Leads maintenance team to deliver measurable and sustainable service in line with SLA’s and KPI’s
? 强化和监督分包商的现场管理
Enhances and supervises subcontract site management
? 与供应商有良好的沟通，共同做好楼宇系统与设施的保养维护服务
Interfaces with sub-contractors in the performance of service on building systems or equipment
? 对分包商进行表现评估，并妥善保存记录
Manages subcontractors defined to do performance evaluation and keep the records
? 善于建立与客户工程部门的合作关系
Good at relationship building up with client engineering department
? 参与内/外部流程的回顾以确保交付优质服务
Participates in external and internal process reviews to achieve service delivery excellence
? 协助上级准备并及时提交报告
Assists manager in preparation for monthly report
? 在人力资源部门的支持下为设施工程人员提供技术培训及工作指导,协助主管对所有技术人员技能进行年度考核
Provides trainings and works directions to technical staff with the support of HR dept. Support supervisor to do skill level evaluation through the annua test
? 编制设备系统维护、检查的培训资料
Creates training material on facility maintains or check plan
? 根据人力资源管理程序评估员工，识别具备潜能的员工并告知上级
Assesses his/her staff according to HR process and procedures. Identifies staff with potential, and then introduces them to the manager
? 创建并完成标准操作程序，并至少每年回顾更新一次
Creates Standard Operating Procedure and reviews SOP at least once per year
? 参与风险及危机管理，包括定期回顾并更新风险分析包括JSA，业务持续计划及应急响应预案
Participates in Management of Risk and Crisis, including regular review and update on risk analysis including JSA , business continuity plan and emergency response plan
? 针对内部检查中发现的问题，制定并实施整改计划
Implements action plan in case of non-conformity detected during Astrazeneca internal controls
? 基于公司的相关政策和程序，确保关于员工和设施的事故立即向有关部门汇报
Ensures any serious incidents involving our employees or the facilities and employees of our clients are reported immediately to relevant levels and updated according to company policies and procedures
