The Position
the Title: Area Maintenance Manager - ANH
Function role Reports to ： Maintenance Manager of ANH China

Adimn role Reports to ： Premix Area Operation Manager

Purpose of the job 工作目的
To ensure optimal condition of Shandong premix sites, by managing the Maintenance contractor and maintenance guys, Participating in maintenance activities in two plants in its task of maximizing the safety availability of the production facilities, and to improve reliability at minimum cost.


Challenge:
a) SHE &Security responsibilities/SHE&安保职责
? According to DSM SHE & Security requirement, training to maintenance guys and long term contractors regularly，and temp contractors timely
? Participating in SHE & Security risk assessment related maintenance: HAZOP etc., and take on the corresponding role;
? Reponsible for MSA of Shandong II plant equipments
? Regularly check all maintenance activities, ensure maintenance activities to meet work permit system and site management;
? Drafting SOP related daily maintenance, and review & update timely;
? Participate in MOC is proposed, evaluation, implementation and acceptance
? According to the reporting process, report and deal with the accident timely, organization, participate in accident investigation;
? According to the requirement define the critical equipment for two plants and review timely;
? According to the training matrix ,take part in SHE&S training
? Follow 12 Life Saving Rules & Key security behavior’s requirement.
b) Key Areas of Accountability / Responsibility主要职责/责任

? Prepare to make maintenance annual budget plan with Plant manager，and after approval manage the budget and control expenses.
? Make an annual maintenance plan to for shandong I and II plant, and review according requirements
? Make maintenance activates schedule and Participate in maintenance activities with contractor and maintenance guys ,focus on electrical sides
? Analyze equipment performance using root cause analysis ， and advise to improve and optimize PPM or equipment
? Responsible for FMEA reviewing regularly, improve and optimize PPM.
? Propose projects to improve the reliability of the plant and/or to initiate the energy saving.
? Looking for long term contractor and drafting co-operative contract with purchasing，Responsible for managing and evaluating contractor
? Ensuring timely purchasing of MRO materials, keeping a minimum stock of critical items. Look for and develop suitable suppliers as long term contractors with purchasing department.
? Manage Plant facility documents and maintenance records
? Make and share Shandong I and II plant maintenance monthly report timely
c) Personnel management/人员管理
? Responsible for manage maintenance engineers on Shandong I and II, including annual performance review etc.
? Responsible for manage maintenance contractors

d) communication/沟通
? keeping good communication with site manager, production manager, Quality manager and other related department or people, ensure to keep good operation performance, focus on maintenance
? Keeping good communication with local functional department, such as electric power bureau, technical supervision bureau etc.

e) Authorities:
? Approval of minimum stocks for the key equipment.


f) Complexity of the job
The maintenance manager serves two premix plants or maybe more in the future. The most important stakeholder is obviously the site mgr, the internal customer of the maintenance dept. The site mgr is responsible for the company’s process and therefore needs equipment that is available and reliable. At the same time, premix sales’ obtain always based on customer orders, it means impossible to stop production to make a several days term maintenance plan, so the weekend will be as normal working days for maintenance department. The challenge facing the maintenance manager is to meet these requirements.
At the same time, the financial people will look at the maintenance budget with Argus eyes. So the maintenance manager has to spend the money very carefully to meet the production requirement.
The maintenance manager is also experiencing mounting pressure from SHE. Tougher laws and regulations introduced by government and the company makes the life of the maintenance manager is not easy.
