JOB DESCRIPTION FOR:
M&E MANAGER – China HQ Center of Excellence (PMD)
Job Responsibilities / Main Duties:
1. Provide engineering / technical support to property & facility management and project development teams at China HQ and city ops levels (Shanghai, Beijing, Xian, Dalian, Suzhou, Hangzhou & Guangzhou).
2. Develop and implement strategies to optimize operations efficiency and effectiveness.
3. Continual improvement of processes and procedures in buildings’ M&E operations especially where groups of buildings/parks are involved.
4. Conduct audit of building services including energy and operation efficiency.
5. Keeping up-to-date technically and applying new knowledge to existing properties and new development projects.
6. Sharing and educating best practices building services especially ACMV and their how to operate them efficiently.
7. Evaluate the strengths and weaknesses of alternative solutions to operate existing systems efficiently including their life cycle cost with conclusions and suitable approaches to problems.
8. Implement green initiatives and energy management programs to reduce operating cost.
9. Develop and implement a systematic preventive and planned maintenance schedule of all M&E System in our properties.
10. Attend to and investigate major complaint on PMD matters where the site personnel are not able to resolve.
11. Provide technical advice to support marketing/lease team in their deals.
12. Liaise with marketing and use market survey / analysis to identify potential demands and incorporate these into maintenance plans.
13. Provide support and assistance to marketing team in organizing events on marketing promotion.
14. Prepare and submit required reporting to Head, Property Management on a regular basis.
15. Other duties as assigned by the Head, Property Management.

For Shanghai Projects:
16. To assist Head PMD in motivating, managing and directing all managing agents / personnel under his charge.
17. Ensure all PMD maintenance works are in accordance with the best practices and requirements of authorities, code of practices and by-laws.
18. Assist in carrying out budget planning and cost control.
19. Liaison with contractors / consultants and authorities for any related PMD matters.

The Requirements:
? Degree (with minimum 5 years’ experience) or Diploma (with minimum 10 years’ experience) in Mechanical / Building Services Engineering and well verse in buildings’ M&E system and operation.
? A team player with good verbal and written communication skill in English & Mandarin.
? Good working knowledge of Microsoft Office.
? Relevant knowledge and experience in ACMV, Energy Management, Environment & Sustainable Development and LEED Certified would be an advantage.
? Good interpersonal skill
? Willing to travel and station in other city on short-term basis. 举报 分享
