POSITION: Operation Controller

REPORT TO: Managing Director -董事总经理


P职责:

- Fully responsible for the daily running of the company’s Hongqiao Project property management and implementation of various related duties;
- In charge of the Company’s assigned premises within the project, for all related overall property management and supporting, including various nature of professional staffs within the organization;
- Maintain effective and good communication with the Part A company and ensuring all related duties are well managed;
- Provide efficient and quality tenant services with all duties related and maintaining good relationship and order accordingly;
- Responsible to maintain effective communication and follow up with all parties concern, both internally as well as externally
- To recruit all related management and personnel on the project and to ensure their professional competence are relevant;
- To establish and to improve all related management standard operational procedures are in good order;
- To inspect and ensure all operation & safety procedure are being conducted effectively
- To set-up all emergency and risk controls procedures properly;
- To provide appropriate support to all related staff for proper assignment; allocation & training;
- In charge of all planning; execution; auditing & final quality inspection of all assigned projects within the premises;
- To support and assist other related parties, as to ensure all related issues and matters are proceeded smoothly and completed qualitatively within the project;
- To prepare for all the related budgeting & finance forecasting;
- In charge of all purchasing; tendering; technical; contractors and sub-contractor s management;
- To comply with the assignments, not limited and listed above from the management accordingly.

- 负责公司虹桥项目整体日常物业管理事项和推进;
- 负责公司所辖项目各物业之总体管理和支持及专业人员等;
- 与甲方公司管理层保持良好沟通,交流与及执行所需相关等等管理任务;
- 于职责内提供租户高效率和质量服务,并保持各方良好关系;
- 负责保持与公司对外和对内等等相关事项的沟通和推进

- 负责项目各相关管理人员的招聘录用时的技术背景把关;
- 负责制定并不断完善各项相关作业管理规范及流程;
- 负责监督各安全操作在各项目的有效执行;
- 负责制定各项紧急事故处理程序;
- 负责根据所辖项目的需求予以诸如人员调配、培训支援等方面的支持;
- 负责所辖项目的改造项目计划的审核评定及最后的竣工验收质量把关;
- 协助项目有关部门完善和现场各方事项顺利完成和质量;
- 负责对各项目管理预算进行审核;
- 负责对各类采购事项的技术把关,编写大型的招标文件,安排招标事宜包括分析和评审,监督各方关各方工作进度及施工质量符合标书要求;
- 执行上级指派不限于上述范围之工作。


要求:

- Bachelor Degree and /or above, major in Property Management/Business Management
- More Preferable age 35-45 years old; male gender
- Minimum 12-15 years of Property Management working experience, with at least
- 5 years management capacity at property development;
- Equipped with relevant and professional knowledge; excellent in communication; analytical & problem solving abilities;
- Familiar with all related property management policies; legality and finance knowledge;
- Excellent communication in both Chinese & English, both spoken and written;
- Effective organization & planning; analytical; problem solving; team leader and management abilities;
- Strong service mind-set; responsible; willing to work under pressure; no criminal record;
- Equipped with all related professional licenses in property management;
- Presentable; Healthy; without disability and other major infected diseases or illness.

- 本科及以上学历,物业管理相关专业(为佳);
- 年龄35-45, 男士较佳;
- 十二至十五年以上物业管理行业工作经验,其中五年以上管理经验,;
- 专业知识、沟通、分析判断、解决问题;
- 熟悉有关物业管理政策、法规;
- 良好的中/英语沟通程度需求高,口头及书面表达能力强;
- 良好的组织与计划、分析与判断、解决问题能力,具备人事管理能力;
- 有服务意识;责任心强、、能承受一定的工作压力;以往无任何犯罪记录;
- 具备物业经理上岗证;
- 五官端正、四肢健全、口齿清晰;身体健康、无肝肾功能异常、无严重器质性疾病和传染病。
