Description描述
The role of the PM is to plan, execute and finalize projects accordingly to strict deadlines and within budget.
This include coordinating the effort of the team members and third party contractors, suppliers and consultants
in order to deliver projects accordingly to plan. The PM will also oversee quality control throughout the project life cycle.

direct and manage project development from beginning to end, including analysis afterward
develop the whole project PLAN, TIMELINES, MILESTONES and lead the implementation of it
develop and deliver the project related set of documents
responsible to COST the whole project making sure these are competitive and within the market range
responsible to provide and control the overall budget
responsible for the day to day operations of the project by defining the project tasks
proactively manage changes in project scope, identify potential crises and define contingency plan
coach, mentor, motivate and supervise project team members and contractors, influence them to take positive
action and accountability for their assigned work
build, develop and grow any business relationships vital to the success of the project, especially with client
able to work both independently and in team, collaborative spirit is essential
able to cope with shifting priorities, demands and timelines through analytical and problem solving capabilities
able to react to project adjustments and alterations prompthly and efficiently
able to effectively prioritize and execute tasks in a high pressure environment
able to foresee circumnstances which may threaten the project timetable and budget (personnel problem, rate hikesby suppliers, changes requested by clients, etc)
must respond to changes to identify alternate suppliers, reassign personnel, cut the budget in other areas to
compensate for cost overruns
must communicate effectively with colleagues and upper management on a regular basis to explain the progress
being made
responsible of receiving the material from the external supplier and from overseas client (check quantity and
quality) and to transfer the data to the production manager
responsible for the material on delivery to the client (check quantity and quality)
responsible for furniture packing and labelling (check quantity and quality), as well as packing list preparation responsible to make sure the furniture production is DONE achieving the quality, cost, progress as originally
planned
responsible to take care of the DAILY PLANNING, be familiar with the details of the project in every phase and
consequently PLAN the project from inception to completion based on client request.
PLAN each team member TASKS: APM, Prod PM, GC, Technical PM, Sub contractor, external supplier and consutant
provide the relevant info (photos + comment), instruct and follow up the APM on the issue of the project related document: folder, progress report, qc report, etc
organise payment to the supplier, contractor, consultant based on the wotking in progress status accordingly to
the budget / cost analysis priorly prepared
responsible of the furniture quality control at the factory and at the external supplier, as well as the counter sample preparation and control
responsible of SOURCING and COSTING new material / solution thant might be required
responsible of identyfing and preparing the Purchase Contract with the main contractor, sub contractor, suppliers
responsible of (before the GC enter the site) fully evaluate and report on the correct site status including the SURVEY, organise and attend key visits to site
must assure the site works are carried respecting the safety and the regulation imposed by the landlord and
client
responsible of CONSTANTLY maintaning the contact with the client
responsible of closing the project with written acceptance report from client and final account to the QS
department (project evaluation and assessments of results)
must be able to deal with custom, government, inspector, shopping mall officiers, etc
inform, with specific report, the status of the project on site (construction and decoration) and at the factory (furniture production) defining project progress, problems and solutions
help the Director of Architecture and Projects to develop best practices and tools for project execution and
management, enforce procedure
Report to the Director of Architecture and Planning by attending to weekly meeting and dedicated meeting
