基本要求
大楼装修改造知识
拥有机电,民用或结构工程师及相关学科的资质和证书
10年左右的工程或建筑工作的经验
以及拥有房地产方面的经验
拥有良好的表达能力,能接受挑战,承受压力
中英文流利
主要工作职责
1.负责管理,协调及执行整个项目(从计划、设计,采购、施工、项目交付一直到缺陷保修期结束后)
2.管理顾问,总承包商、各供应商成功完成项目。主持与各方的例常会议。
3.与上海商城内各部门之间(包括租赁、采购、保洁、工程部(消防、机电)造价控制等协调有关任何与项目有关的事宜
4.发标之前,审阅图纸、工作范围、技术规格
5.对技术标进行评估及分析。
6.提供价值工程建议以便项目得到物有所值
7.管理及保存项目进度、正式指令、证书、设计变更、变更单、合同图纸、样品审阅、会议纪要、进度报告、关键事宜、竣工图
8.对项目质量、工期、造价、安全及环保事宜进行管理
9.负责管理现场质量以确保满足技术规格及业主要求
10.负责对进度进行管理,尤其是关键路线及主要里程碑
11.负责缺陷保修期内缺陷维修及最终移交给租赁部
12.对员工及承包商进行技术知识、管理技能、安全/环保规定及上海商城规范及内部守则的相关培训
13.积极完成直接主管或上一级主管下达的其它随机任务并交付期望的任务完成结果。
14.对任何咨询及投诉,调查其原因,并主动提出解决方案。提供准确和及时的信息给内部客户及外部客户(包括租户及其承包商。)
15.对项目有关信息进行存档(包括但不限于合同、付款、会议记录、保险等)
16.主动与客户沟通一边理解潜在与现有的项目问题
17.跟踪租户项目的进度
18.代表工程部参与服务质量团队,并通过培训将提高服务质量的要求及方法传达给至基层员
19.建议项目管理范围及收费标准。

The basic requirements
Knowledge of building fit out projects
Degree holder in M&E, Civil or structural Engineering or related disciplines.
10 years engineering/construction experience
Hands on experience in property development.
Strong presentation, willing to meet challenges and able to work under pressure
Fluent in Chinese and English
Key Job Tasks Performed
1.Responsible for managing, coordinating, and administrating the project from the conceptual stages through planning, engineering, procurement, construction, hand-over and up to the expiry of defects liability period.
2.Manage external consultants, main contractors and various vendors to accomplish the successful completion of the project. Chair regular meetings with the various parties
3.Liaise with various departments for any issues regarding to Projects (Including Leasing, Purchasing, Housekeeping, Government Affair, ENG (FLS and MEP ),Cost Control etc,) within Shanghai Centre as required
4.Review tender drawings, scope of works, and specifications before bidding.
5.Provide technical evaluation and analysis of bids submitted
6.Provide value engineering suggestions to get good value for money for the project
7.Manage and document project schedule, formal instructions & certificates, design change, variation orders, contract drawings, sample submission, minutes, progress report, key issues and as-built drawings.
8.Manage all aspects of quality, time, cost, safety and environmental issues
9.Oversee the site supervision of works to ensure that they are in compliance with specifications and client’s requirement
10.Manage overall project schedule, particularly to the critical path and key milestone.
11.Manage punch list during defects liability period and final handover to the leasing team.
12.Provide related training to staff and contractors on technical knowledge, management skills, safety & environmental rules, Shanghai Centre standards and house rules
13.Taking ad-hoc tasks assigned by the direct or indirect supervisors and deliver results as expected .
14.Respond to any queries and complaints, investigate cause and pro-actively propose solutions, Provide internal/external customers (including tenant and their contractors) with accurate and timely information.
15.Documentation of projects related information (including but not limited to contract, payment records, minutes, insurance etc.)
16.Take initiative to communicate with tenants to understand potential and current project issues
17.Track status and progress of tenants’ project
18.Represent Engineering Department in Quality Service Team and impart principles and knowledge of Quality Service to rank and file staff through training
19.Propose project management scope and fee structural for the tenant fit-out projects.
20.Others as required
