The Outlet! Company is currently seeking candidates for the position of Leasing Director, to be based in Shanghai. The Leasing Director will be responsible for the day-to-day management of the Company's leasing efforts in China, concentrated today on Mega Mills - a 60,000 m2 Outlet center in Shanghai - and Wuhan Riverfront Outlets - a 40,000 m2 Outlet center in Wuhan.
Responsibilities include:
- Develop and manage ongoing relationships with Presidents & CEO's of International and Domestic retailers in China and Hong Kong.
- Work jointly with Partner Leasing Teams in Shanghai and Wuhan to:
- Evaluate full-price retail penetration and Outlet competition (existing and planned)
- Develop collateral materials for retailer presentations
- Prepare and maintain target " Priority List " brands for each Project
- Create and execute a merchandising plan/strategy for each Project
- Establish financial assumptions for each Project sales and retailer rents
- Negotiate individual terms & financial conditions with retailers to meet Company's financial and occupancy goals
- Coordinate with Finance, Construction, Marketing and Operations Teams in each market as necessary
- Report weekly/monthly status to Project Team, Project Partners and Company Management
- Participate in the planning and evaluation of multi-phased Outlet shopping centers to be developed in Guangzhou and Nanjing; and other cities in China as Company evaluates new growth opportunities.
- Candidate will report directly to President of The Outlet! Company, currently based in Shanghai.
- Candidate will work closely with Taiwan-based, Leasing Director.
- Candidate may be required to travel to other cities in China and Hong Kong.
The ideal candidate should possess the following:
- University degree. Masters degree a plus
- 5-10 years experience in the retail and/or shopping center/property management field
- Ability to work in a multi-cultural, bilingual work environment
- Fluency in Mandarin and English
- Proficiency in Word, Excel, PowerPoint
- Excellent communication skills and professional demeanor
