Overal-Aim of the Job (Mission):
Assist Facility Manager to coordinate and manage resources and expertise in order to successfully build up and manage the Technica-Management function through planning, execution and developing. Build the technica-team for shopping centre operation needs.
Responsibilities
-To be facility assistant of Shopping Centre function working at shopping centre construction site to monitor the quality of Project delivery and timely give feedback to Facility, Project and Construction teams.
-Assist Facility Manager to build up Shopping Centre technica-team. Develop the resource competency to meet shopping centre management expectation.
-Support facility team to establish technica-operation and maintenance process, procedures and systems to align with IICG China requirements. Set up organic mechanism to optimize preventive maintenance, predicative maintenance and corrective maintenance to achieve the best cost and quality balance.
-Work with facility team to evaluate vendors for al-necessary technica-operation and maintenance. Execute resources plan (in-house/outsourcing) and secure the services as planned.
-Monitor and supervise MEP Test and Commissioning to ensure al-the equipment and systems are functiona-and operationa-to meet design and specification requirements. Initiate and raise construction defects lists and punch lists for project timely improvement.
-Work with facility team for the take over from technica-perspective, to develop and prepare the takeover checklist, together with corporate assigned consultants, check and validate project quality and make smooth take over to operations. Engage the take over process under the leadership of Facility Manager, Project Manager and Construction Manager.
-Support facility team to cooperate with tenant coordination manager on tenant related operation support and fit out related information coordination. Help tenants as needed per their request.
-Assist Facility manager to lead technica-team to manage the operation for the successfu-Grand Opening. Maintain the technica-operation to ensure the effective delivery of repairs, maintenance and improvements works
-Assist Facility manager to manage and supervise daily technica-teams and his/her subordinates. Demonstrate strong leadership to co-workers and teamwork spirit with peers.
-Cooperate with Safety and Security function to create an injury and incident free working and shopping environment.
-Support facility team to seek the optimized operation and maintenance through effective using of BMS, FMS, etc and wel-trained staff and vendors to save utilities and operation running and maintenance cost. Initiate energy saving/conservation programs.
-Any tasks assigned by Shopping Centre Facility Manager.
Qualifications
-Bachelor Degree in Engineering
-8+ years of solid facility management experience or project experience in commercia-estate.
-3+ years in supervisor or manager position, working for client side is preferred. Experience in shopping centre is preferred
-Strong leadership and people management skills
-Experience in Project Management, Project Hand Over and Operation start up is a must. Experience in managing outsourcing contractors is a must.
-Strong analytica-and problem solving skills
-Good planning and execution capability
-Good communication and interpersona-skills
-Strong FMS and BMS knowledge
-Expertise in establishing proper technica-documents and maintenance SOP
