Position Summary
职位概述
This position will provide quality inspections support of Quality Assurance for the two SHDR Hotels and RD&E. This position will perform control verification of construction, installation and testing of building envelope, and associated site components. Responsible for Performing field inspections on all phases of construction in accordance with building codes, blueprints, specification, field directives and standard testing and verification procedures. Documenting, tracking and follow up on of all inspections, discrepancies, warranty information, and deliverable documents.
这个职位将负责对在建的两个上海迪斯尼酒店项目进行工程质量检查、检验，以确保酒店及周边设施的工程质量。这个职位将对酒店的土建、建筑外立面的安装和测试以及附属的设施进行控制、核查。根据建筑法规、图纸、规范、现场指令和标准检验检测程序对现场进行检查。记录、跟踪和跟进所有的检查、差异、质量保证和酒店交付文件。
Responsibilities

? Conduct QA inspections with a focus on construction, structure, decoration, building envelope, coatings, roofing, and accessibility requirements.

? Ensure project document drawings and specifications are met.
确保酒店项目达到图纸和技术说明的要求。
? Facilitate acceptance of areas for operator after punch list is completed.
在竣工验收后，促进酒店的运营接收。
? Provide commissioning support and documentation.
为酒店试运行和档案编制提供相关支持。
Reporting Responsibilities

This individual reports directly to the QA Manager and dotted line to the Owner’s Representative.

General Tasks

? Attend project, job site, and special meetings. All information obtained from these meetings must be communicated to the respective owner’s organizational team.
参加工程项目、施工现场和专题会议。将会议情况传达给各自的团队。
? Ongoing review of all project documentation including program book, schematic design, design development documents, construction documents, specification manuals, addendums, change orders, technical directives, shop drawings, and requests for information.
持续地审查项目文档，如计划书、方案设计、扩初文件、施工图、施工技术说明、附录文件、变更单、技术指令、加工图及其他施工要求。
? Participate in the value engineering process by providing investigation and insight as to the impact of the value engineering item to Disney operations.
通过对酒店运营成本方面产生影响的调查研究，提供相关建议，参与项目的成本控制。
? Provide input and updates to QA Manager and Owner’s Representative.
向QA经理及业主代表提供最新工作进展情况汇报
? Walk construction site on a daily basis for Safety and quality assurance and perform scheduled inspections.

Specific Tasks

? Own Safety by being diligently observant of practices and procedures that could result in injury or damage, and take appropriate action to mitigate the issue.

? Perform inspections, documentation and follow up including, but not limited to;

o Facilities - Steelwork, concrete, hardscapes, artificial rockwork, deck surfacing, fences and gates, cast in place concrete, lightweight concrete roof insulation, masonry, expansion control, framing, woodwork, fiberglass, water proofing, damp proofing, building insulation, exterior insulation and finish systems (EFIS), cementitious fire proofing, penetration fire stop systems, all types of roofing, corrugated steel siding, cementitious siding, insulations, flashing and sheet metal, copings, manufactured curbs, roof scuttles (hatches), skylights, sealants and caulking, metal doors and frames, wood doors, sliding glass doors, aluminum entrances and store fronts, door hardware, glazing and other typical systems relating to the projects.
具体负责范围：钢结构、混凝土、景观工程、人造假山、路面铺装、围墙和门、现浇混凝土、轻质混凝土屋面保温、砌体工程、伸缩缝、构造体、木制品、玻璃钢、防水、防潮、建筑保温、外墙保温、防火封堵、屋面工程、波纹钢壁板、水泥预制板、封堵、亮光金属板材、顶盖、预制路沿石、屋面天窗、采光顶、嵌缝、金属门及门框、木门、玻璃移门、铝合金入口及铺面、门五金、装饰玻璃以及与本项目有关的其它工程内容。
? Review all materials on site to insure they meet specifications.
检查所有施工现场材料，确保达到质量标准及相关技术参数。
? Review all design documents including drawings, equipment submittals, tender technical document and design specification manual information in all areas of expertise. All areas listed will be reviewed with the QA Manager. The project Owner’s Representative will be updated on all findings.
检查所有涉及文件，包括图纸、设备送审记录、招标技术文件、各种专业技术手册。以上在经过QA经理审查后，将检查结果递交项目业主代表。
? Review all change orders, directives, requests for information, and equipment submittals.
检查所有变更单、指令、征询单和设备送审记录。
? Test equipment and materials for compliance to specifications, durability and maintainability with the objective to reduce operating costs and to ensure a high level guest experience.
检验设备和材料必须达到强制性标准、耐用、易维护，以降低运营成本，确保达到一个高标准的用户体验。
? Document all operational input to WDI during all design reviews relating to the area of responsibility.
在责任范围内的设计审核过程中，记录所有的工作情况，并递交给WDI.
? Conduct site tours of each project under construction. Documenting and recording (photographs) of major utility runs and general construction. Responsibilities include notifying the Owner’s Representative of any work that is not part of the design documents and/or can develop into future operating problems.
巡视所有在建项目，对主要节点及工程主体建设进行记录、建立档案（拍照），有责任向业主代表指出哪些超出设计文件或对今后运营产生影响的问题。
? Utilize AutoDesk BIM 360 Field to create and issue punch lists to WDI, general contractor and sub contractors. Follow up on all issues to ensure the completion of 100% of the punch prior to turn key.
利用AutoDesk BIM 360 Field 建立和发送检查表给WDI、总承包和分包们。
? Monitor input from Disney Safety, Security, and Environmental Control offices relative to issues on each project including traffic, walkway surfaces, railings, etc.
监控由迪斯尼发送到每个项目的包括交通、通道表面、围栏等方面的安全、安保以及环境治理规定。
? Coordinate and communicate with QA Manager regarding construction and program issues.
与QA经理协调、沟通有关工程建设及计划问题。
? Perform other related duties as assigned by QA manager.

Required Qualifications
? Minimum 8 years of experience in Hotel construction and maintenance (experience in hotel engineering maintenance preferred) .
至少8年以上的酒店工程建设和维护经验（有实际酒店工程维护经验者优先考虑）
? Ability to work with minimal supervision to meet deadlines, handle multiple priorities, and perform job responsibilities accurately and completely.
能够自觉的按照优先顺序按时完成各项工作，准确的、彻底的履行各项工作职责。
? Strong skills needed in design document review, construction technology, hotel project execution and time management.
