Project and Relationship Management
项目相关管理
1) 作为公司代表，管理、监督项目进度，控制项目预算，按照业主的要求，在特定日期内完成工程建设。
To be the company representative when comes to project in-charged, he/she will oversee and project manage the projects under his/her supervision providing leadership and guidance to steer projects from start to finish, within budget and project timeline in accordance to client’s vision.
2) 确保新项目，新方案不违背公司的价值观念。
To ensure the new projects and initiatives are in keeping with the vision of the company values.
3) 负责该项目的项目总监要确保项目内外顺利进行，妥善处理工程建设，工程和项目管理等问题。
To represent the project under charge, the Project Director would need to make sure project sequence is run smoothly both externally and internally, on project construction, engineering and project management issues.
4) 有效配合其他部门同事工作，保证项目开发和实施过程中品牌的诚信度。
Able to work with other departments effectively and provide coaching and guidance to ensure that the brand integrity is maintained during project development and implementation
5) 在本地同行业中有足够的信息资源，以确保高品质的工作。
To have a strong local network of contacts in the industry that can be called upon to deliver high quality end result
6) 确保项目团队紧密合作。
To ensure the project teams work very closely together

Financial/ Compliance Management
财务及合规性管理
1) 积极参与多个项目的财务规划与预算。
To be actively involved in the financial planning and forecast expenditure for multiple projects
2) 确保各个项目在预算下按时完成。
To ensure that all projects are managed on time and within budget
3) 审查、核实预算，在不影响项目、品牌质量及视觉效果前提下为业主节省成本
To review costs and identify cost saving opportunities which do not impact the brand quality and vision for projects on behalf of new and existing clients
4) 不断监察和检讨工程，短期、低成本、高品质完成项目。
To constantly monitor and review projects to minimize timeline and costs to meet targets
5) 确保公司政策贯彻于整个项目工程及合作过程。
To ensure that all company policies and procedures are followed throughout each project, including concurrence process
6) 评估、分析、商洽招标项目；在高质量的前提下，给予最具竞争力的投标价格。
To evaluate, analyse and negotiate all tenders relating to projects to achieve the most competitive prices at high quality

3) 培训项目团队，加强其对人事政策、劳动法及安全施工条款的熟识。
To know, enforce, and educate teams on all appropriate personnel policies, labor laws, security and safety procedures
4) 培训项目经理，使其能够满足并超越自己的角色标准和管理的要求。
To provide on the job coaching for the PM teams to ensure they are able to meet and exceed the standards and people management requirements of their role
5) 通过项目团队例会成员的信息反馈，分享心得，不断完善。
To give feedback during regular meetings with the teams and share their ideas for improvement
6) 提供额外的技术或者非技术的培训机会。
To identify, provide and facilitate opportunities for additional technical or non-technical training
7) 监管、审查直接报告的内容，明确人员待提升及改进绩效的改进计划。
To monitor and review performance of the direct reports, identifying individuals who are ready for promotion or require performance improvement plans
8) 对低于标准的职员采取适当的措施。（与人事部协调）
To take appropriate corrective action with employees who fall below standard (in consultation with HR Department)


岗位要求：
Requirement:
1、工民建／机电或相关专业大学本科以上学历；
Civil / M&E Engineering bachelor degree or above;
2、12年以上项目管理经验。5年以上外资工程管理公司工作经验，熟悉国际工程管理模式为优, 同时欢迎外籍人员，但须有3年以上中国国内工作经验；
At least 12 years of project management experiences. 5 years working experiences in foreign owned engineering / project management company is preferred, overseas applicants are welcomed but must have at least 3 years China work experiences;
3、三年以上项目总监或同时负责监督管理多个项目的同岗经验优先；
3 years working experiences as Project Director or managing a few projects concurrently is preferred；
4、具有国家一级建造师注册资格的优先；
National Grade 1 Constructor certification is preferred;
5、具有极强的团队合作、领导、沟通及组织协调能力；
Good teamwork and strong leadership, communication/ coordination skills;
6、较强的自我激励、自我创新和注重结果；
Strong level of self-motivation, initiative and result oriented;
7、有决断力，勇于承担责任；
Decisive & willing to take responsibilities;
8、较强的商务谈判经验；
Strong experience in business negotiation;
9、能熟练使用Auto CAD、Project、Office等软件；
Familiar at Auto CAD、Project 、MS office;
10、熟练的中英双语听说读写能力；
Good English/Chinese listening, speaking, reading and writing skills
11、坚信诚实和正直是重要的价值观；
Believing honesty and integrity are important values
12、具有高度的责任心，工作有条理，保密意识强。
