Responsibility 工作职责

1. Regularly observe the retail / workplace fit out operations of the contractor to check progress and quality are in compliance with the current programs (including short term planning and Contract program).

定期查看承包商的运营情况，检查进度和质量是否符合现行进度计划（包括短期计划和合同进度）。

2. Monitor Supervision company reports, inspections and remedial actions in retail / workplace fit out part.

监管监理公司在精装修部分的报告、检查和补救措施。

3. Support Colliers PjM’s commercial staff in managing change control and valuation of variations.

配合商务团队管理变更控制和变更估价。

4. Monitors with the Employer, Contractor and Supervision Co. the retail / workplace fit out equipment and materials approval process to ensure compliance with the ER and program. 

与业主、承包商和监理公司一起监管精装修设备和材料的审批过程，以确保符合项目要求。

Task 工作任务

1. Bidding-prepare the technical document and participate the employer interview, coordinate with function department to get new project 

投标--准备技术文件并参加业主面试，协调职能部门以赢得新项目。

2. Implementation-take full responsibility for the retail / workplace fit out part of project implementation including design, tendering, application for government approval, kickoff preparation, construction, completion and guarantee period. 

实施--全面负责项目精装修部分的实施，包括设计、招标、申请政府批准、启动准备、施工、竣工和质保期。

3. Design-support the function department to produce the design brief, review the design proposal from DI and join the design review meeting.

设计-协助职能部门编写设计概要，审核设计院的设计方案，参加设计审核会。

4. Tendering-conduct the tendering including pre-qualification, document preparation, tendering issuance, on-site survey, opening, inquiry and answer, submission of assessment report to recommend the qualified contractor 

招标--进行招标，包括资格预审、编制文件、发放标书、现场勘察、开标、询问答疑、提交评标报告，推荐合格的承包商。

5. Construction kickoff-arrange and monitor the preparation of temporary water, electricity, drainage, communication and road by contractor or employer

施工启动--安排和监管承包商或业主做好临时供水、供电、排水、通讯和道路的准备工作。

6. Construction-Manage and monitor the site activity for retail / workplace fit out part among employer, supervision and contractor, as well as the project construction to achieve the project target in terms of high quality, on-time delivery, within budget and HSE compliance. Manage the change of work scope and the variation valuation.  

施工--管理和监控雇主、监理和承包商的现场工作以及项目施工，以实现项目高质量、按时、在预算范围内和安全合规交付的目标。管理工程范围的变更和变更估价。  

7. Completion inspection-coordinate the inspection and acceptance activity, identify and document the key lessons and achievements, conduct the document filing 

竣工检查-协调检查和验收工作，发现和记录重要的经验和业绩，并进行文件归档。

8. Based on Colliers PjM’s project management process, coordinate and deploy company resource in a cost-effective way to fully deliver the scope of Colliers PjM service and to get the employer satisfaction.  

基于公司的项目管理流程，以高性价比的方式协调和调配公司资源，充分履行高力项目管理的服务，并赢得业主的满意。

9. Draft retail / workplace fit out related project plan and project report, join project meeting, review and release the document issued to all related party after the confirmation from PM.  

起草精装修相关的项目计划和项目报告，参加项目会议，审核并经项目经理确认后向各相关方发布文件。

Competency 任职要求

1. Degree of interior design ,structure engineering or construction management;

本科以上学历，室内设计、结构工程或施工管理专业。

Certified first level civil constructor (preferred) 

具有一级建造师资格证书者优先考虑。

2. At least 3 years of relevant work in retail / workplace fit out, structure engineering or construction management;

至少3年以上土建、结构工程或施工及项目管理相关工作经验。

3. Working knowledge of China HSE requirements, China construction code;

掌握中国建筑工程安全要求及施工规范。

4. Familiarity with government approvals process; 

熟悉政府审批流程。

5. Moderate in both written and spoken English; 

具有良好的英语听说读写能力。

6. IT literate and Autocad 2000 experienced; 

熟练使用电脑及Autocad 2000

7. Moderate level of communication and interpersonal skill;

8. Understanding of Colliers PjM’s responsibilities on the project;

了解高力国际项目管理部在项目中的职责。

9. Ability to understand commercial; 

良好的商务意识。

10. Must be able to understand and apply Employer Requirements.
